Prices have increased but there is no fever
As an officer working in Bac Lieu province about to move to Ca Mau for work, we were instructed by Kien (name changed) to buy a house and land at a reasonable price in Ca Mau. Kien immediately introduced the Happy Home project located in the Northeast administrative area of Ca Mau. The project has completed infrastructure: am thanh, tap water, a regulating lake, good security... The project has a favorable location, less than 500 m from the provincial administrative agencies. In addition to the main road with prices from 2 to 3 billion VND/ground, the branch roads inside have prices ranging from 1 billion VND/ground to 1.2 billion VND/ground.

Taking the reason that this area is too deserted, there are not many houses, and the price is a bit high compared to the income of civil servants, we suggested that Kien look for another area with a reasonable price. Kien nodded. It is not too difficult to get to Tan Xuyen Ward Residential Area, Ca Mau city because this place is less than 3 km from the center of Ca Mau.
Here, Kien introduced 5mx20m of land with prices ranging from 850 million VND/low to under 1 billion VND. We criticized that Kien introduced a series of projects such as: Minh Thang Residential Area, Ward 1, Hoang Tam Area, Sao Mai, Bach Dang... Ward 8 with an average price of 10 million VND/m2.

Kien said that this price may increase slightly when there is no information about merging provinces. Currently, when there is information about the merger, land prices have increased but not significantly because Ca Mau has many projects and residential areas.
Recently, with the rapid economic development and population constantly increasing, the demand for housing is increasing in Ca Mau. Housing prices in Ca Mau have also increased and there are differences between regions. For central areas, house prices range from 20 million to 30 million VND/m2. Meanwhile, suburban areas, residential areas, and coastal areas have cheaper housing prices, about 10 million VND/m2.
Real estate prices in Ca Mau can be considered suitable and worth investing in at the present time. Compared to other major cities in the South, real estate prices in Ca Mau are often lower.
No shortage of land for housing needs
Real estate prices in Ca Mau depend on many factors such as location, area, surrounding amenities and interior conditions. Apartments, townhouses and villas in central areas or near the sea often have higher prices than other areas.
According to the Department of Construction of Ca Mau province, real estate prices in Ca Mau have increased significantly in the past few years. However, specific price movements may vary depending on each area and type of real estate. Compared to the Mekong Delta region, land prices in Ca Mau are not high. This is because Ca Mau has many projects with many different segments implemented by investors here.
Happy Home project includes many subdivisions such as: shophouse, garden home area, garden villa, cultural center, park... In particular, in Happy Home urban area, the 12-hectare ecological regulating lake brings fresh air to the entire urban area. In addition, T&T Group started the project of the new urban area of Hamlet 5 (Ward 1) with a scale of up to nearly 23 hectares, with a total investment of more than 1,000 billion VND. According to the plan, the project will have a total of 1,307 products, diverse types such as townhouses combined with commercial services, townhouses, villas, mixed-use housing and social housing... When completed, the project will be a place for nearly 5,000 people in Ca Mau province to live.
Ca Mau province is also building social housing with the roadmap assigned by the Prime Minister to Ca Mau to complete 2,900 units by 2030. Of which, in the 2021 - 2024 period, 45 houses will be completed; in the 2025 - 2030 period, 2,855 houses will be completed.
