Latest Phu Tho land price list 2026: Urban land highest up to 65 million VND/m2

Phu Tho - Land prices in some key auction areas have reached the threshold of 65 million VND/m2.

The new land price list is issued together with Resolution No. 85/2025/NQ-HĐND of the Phu Tho Provincial People's Council, stipulating the prices for residential land, commercial - service land and non-agricultural production facilities. These prices are applied in detail according to each project and the cross-section width of the inter-zone traffic road.

According to the price list, the area with the highest valuation currently is Ben Got Land Use Rights and Commercial and Service Auction Area (the recovered land of Viet Tri Artificial Board Joint Stock Company).

Here, land plots located on a road with a cross-section of 19.5 m are valued at 65 million VND per m2 of residential land; 32.5 million VND for commercial and service land and 26 million VND for production facility land.

Ranked second is the Dong De Thang urban housing area with a price of 45 million VND per m2 applied to the 22.5 m road surface location.

Next is Dong Gia Resettlement Area, recording a price of 43 million VND per m2 in areas adjacent to roads 20 m wide and 27 m wide.

Some projects in the central area also have prices around 35-36 million VND per m2, for example, Dong Ma Villa Housing Area (street 12.5 m) is priced at 36 million VND, Van Lang Sky Lake Urban Housing Area (street 16.5-18.5 m) is priced at 35 million VND per m2.

The new price framework shows a clear differentiation in real estate value based on the scale of transport infrastructure. Roads with large cross-sections record prices many times higher than small internal roads in the same project.

In the Southeast New Urban Area, 35 m road surface land is valued at 38 million VND per m2. However, on roads wider than 22.5-23.5 m, the price is only 22 million VND and reduced to the lowest level of 16 million VND for 9.5 m roads.

Similarly, in Tram Sao Urban Area, land prices range from 25 to 34 million VND per m2 directly proportional to the road surface width (from 9.5 m to 22 m).

In the segment for people with lower incomes, the price list stipulates the lowest level from only 6 to 8 million VND per m2 in Residential Area 6 Trung Vuong. At the Thanh Cong Social Housing Area project, residential land prices range from 14-15 million VND per m2.
