Phu Tho Provincial People's Council has issued a list of agricultural land prices attached to Resolution No. 85/2025/NQ-HĐND dated December 30, 2025.
The price list applies to 4 land groups including: annual crop land, including rice land and other annual crop land; aquaculture land; perennial crop land and production forest land. The unit of calculation is 1,000 VND/m2.
Accordingly, many central wards such as Viet Tri, Nong Trang, Thanh Mieu, Van Phu have annual crop land prices at 95,000 VND/m2; aquaculture land 85,000 VND/m2; perennial crop land 82,000 VND/m2; production forest land 37,000 VND/m2.
Some wards such as Phong Chau, Phu Tho, Au Co are regulated to have annual planting land prices of 9,000 VND/m2; aquaculture land 75,000 VND/m2; perennial crop land 72,000 VND/m2; production forest land 33,000 VND/m2.
In the group of communes, the price level varies by area. Lam Thao, Phu Ninh, Thanh Ba, Tam Nong, Cam Khe, Thanh Son, Thanh Thuy, Doan Hung communes... have annual crop land prices of 78,000 VND/m2; aquaculture land 65,000 VND/m2; perennial crop land 62,000 VND/m2; production forest land 29,000 VND/m2.
Some localities such as Xuan Lung, Ban Nguyen, Phung Nguyen, Lien Minh, Hoang Cuong, Tu Vu have annual crop land prices of 72,000 VND/m2; aquaculture land 60,000 VND/m2; perennial crop land 58,000 VND/m2; production forest land 26,000 VND/m2.
Notably, in areas such as Tam Son, Song Lo, Hai Luu, Yen Lang, Lap Thach, Tien Lu, Thai Hoa, Lien Hoa, Hop Ly, Son Dong, Tam Dao, Dai Dinh, Dao Tru, Tam Duong, Hoi Thinh, Hoang An, Tam Duong Bac, the price list records a level of 95,000 VND/m2 for annual crop land, aquaculture land and perennial crop land; production forest land at 45,000 VND/m2.
In some wards such as Vinh Phuc, Vinh Yen, Xuan Hoa, the price is also determined at 95,000 VND/m2 for annual crop land, aquaculture land and perennial crop land; production forest land 45,000 VND/m2.
Meanwhile, the group of areas with lower prices is concentrated in some mountainous and remote communes.
Many communes such as Van Lang, Vinh Chan, Dan Thuong, Yen Ky, Hien Luong, Dan Chu, Tram Than, Binh Phu, Phu My, Long Coc, Lai Dong, Minh Dai, Thu Cuc, Xuan Dai... have annual crop land prices of 55,000 VND/m2; aquaculture land 45,000 VND/m2; perennial crop land 43,000 VND/m2; production forest land 14,000 VND/m2.
Some communes with lower levels such as Muong Hoa, Van Son, Quy Duc, Tan Pheo, Ngoc Son are regulated to have annual crop land prices of about 50,000 VND/m2; aquaculture land from 30,000 - 40,000 VND/m2; perennial crop land 45,000 VND/m2; production forest land about 10,000 VND/m2.
The agricultural land price list is an important basis for localities to implement land management, calculate financial obligations, compensation, and support when the State recovers land and implement policies related to agricultural land in the area.
