When three laws related to real estate (Land Law, Housing Law, and Real Estate Business Law) took effect, they brought about positive changes, and prices of segments in the Mekong Delta region have improved slightly.
In Can Tho City, the search for land plots by some investors has led to a 2-5% increase in land prices compared to the beginning of the year. However, according to our investigation, investment demand still accounts for a lower percentage than actual living needs. This is also the reason why many real estate agents are still facing the situation of having customers but no transactions.
About a month ago, despite taking many customers to view land plots and apartments, Mr. Tran Van Trong (a real estate agent in Ninh Kieu District, Can Tho City) still did not sign any contracts.
Mr. Trong said: "If 10 people call me, 8 of them are looking for houses, and 2 are investing. Therefore, most customers are surveying and waiting for prices to soften before buying, so even though I have customers, I still have not signed any contracts."
The lack of transactions has caused this real estate agent many difficulties. "No transactions mean no income, and expenses are also excessive. I just hope that from now on to the end of the year, the situation will be more favorable," Mr. Trong said.
Although he owns two plots of land in central locations, over the past two years, Ms. Nguyen Thuy Diem (Ninh Kieu District, Can Tho City) has also not had any real estate agents sign any contracts for her.
"Customers have a need to rent or buy to live, and the area must meet the conditions for renovation and repair to suit family living conditions, not for investment purposes. Therefore, even with deep discounts, we still have not signed any contracts," Ms. Diem said.
Mr. Tran Minh Hau - a real estate agent at a office in Ninh Kieu District, Can Tho City - said: In recent weeks, customers who have come to the office are mostly looking for segments of houses, with apartments accounting for about 70% of investment demand. This shows that the actual living needs of people in the city account for a relatively high percentage.
According to the Can Tho Real Estate Association (CaREA), in the first six months of 2024, the segment of apartments mainly developed in Can Tho City increased by 5-6%.
CaREA predicts that in the last six months of the year, demand will still focus on segments of apartments with actual living needs, with suitable prices. The segment of high-end apartments will become a new trend of living and investment, receiving positive feedback, being maintained stably, and possibly increasing by 5-7%; land plots will also start to increase by 8-10% compared to the first six months of the year.
