"In March 2025, I surveyed some areas along Ring Road 4 through Hoai Duc district, and the price of land in some places has increased by 20-30% compared to the beginning of 2025, although the price has increased, the actual transaction volume is not much. Land along Ring Road 4 is of interest, but not every piece of land near this project has the potential to increase in price" - Mr. Huu said.
Similarly, Ms. Nguyen Thi Mai (35 years old, office worker looking to buy land in Dan Phuong district, Hanoi) informed that the land segment along Ring Road 4 has recently been advertised at a very high price.
However, according to Ms. Mai, investors should be alert when deciding to buy land near Ring Road 4 to avoid virtual prices, need to find legal methods, especially land divided by individuals, without separating their own red books.

According to Lao Dong reporters, in Thuong Tin district (Hanoi), land prices in Nhi Khe commune, Ninh So on major business roads are being advertised for sale, ranging from 90 - 95 million VND/m2, an increase of 20% compared to the beginning of 2025.
In Hoai Duc district (Hanoi), the price of houses and land in alleys in areas where Ring Road 4 runs through such as Duc Thuong, Duong Lieu, Tien Yen communes... is also being advertised for sale, increasing by 20-30% compared to the beginning of 2025, equivalent to 80-110 million VND/m2.
Also in Me Linh district (Hanoi), areas such as Dai Thinh, Thanh Lam, Kim Hoa communes... where Ring Road 4 runs through, land prices on large roads range from 40-55 million VND/m2, currently increasing by about 15-20% compared to the beginning of 2025.
Dr. Nguyen Van Dinh - Chairman of the Vietnam Real Estate Brokers Association (Vars) - commented that newly built and expanded transport infrastructure can bring great value to the neighboring real estate market. Accordingly, many speculative groups often take advantage of planning and project implementation information to push up selling prices.
However, experts say that the implementation of these transport infrastructure projects must be long-term. Moreover, land prices in areas along Ring Road 4 have increased many times.
Therefore, before spending money to buy, investors need to carefully research the price history, legality and progress of Ring Road 4 to avoid future risks.
