Rural land exceeds 50 million VND/m2

The land segment in rural areas on the outskirts of Hanoi is being advertised by owners at prices exceeding VND50 million/m2.

Talking to Lao Dong, Mr. Trinh Van Cuong (born in 1989, living in Thanh Xuan district) said that after many searches, he has just decided to pay to buy a plot of land with an area of 88 m2 in Thuong Tin district at a price of 5.1 billion VND/plot, equivalent to 58 million VND/m2.

According to Mr. Cuong, with an amount of about 4-5 billion VND, it is very difficult for his family to buy a house and land with a beautiful location in the center of Hanoi. Meanwhile, if he went to the suburban districts to buy land, Mr. Cuong had many options, with high potential for price increases because the land segment here was still quite cheap.

"When deciding to buy land in a suburban district, my family also determined that this was a long-term investment. When the land is completed, my family plans to build a house and will soon rent out the business premises," said Mr. Cuong.

Similarly, Mr. Bui Xuan Thanh (46 years old, real estate broker in Thanh Oai district, Hanoi) informed that currently, many beautiful plots of land in the district are being offered for sale at prices ranging from 30-50 million VND/m2. Meanwhile, at the end of 2023, these plots of land only fluctuated around 20-40 million VND/m2.

Mr. Thanh said that many customers buying land in the suburbs of Hanoi at this time are mostly people with idle cash flow, intending to move their place of residence, do business, and invest in land for the long term following the wave of planning and infrastructure.

Mr. Nguyen Van Dinh - Chairman of the Vietnam Real Estate Brokers Association (Vars) - said that investors who spend money to buy land at this time should follow the ratio of 55-60% of equity capital and 40-45% of mobilized capital.

For customers who have not met the above financial ratio, they can consider support policies such as installment or installment payments.

In addition, investors should choose to buy land in areas commensurate with their financial capacity. For example, with a small budget of 1-2 billion VND, you should buy land in the suburbs or in developing provincial markets. With more abundant finances, you can choose central areas to spend money.

Mr. Le Dinh Chung - General Director of SGO Homes Real Estate Consulting and Development Joint Stock Company - commented that to ensure efficiency and limit risks, investors need to pay attention to avoiding following the crowd psychology.

In addition, experts say that investing in land at the present time requires a medium-term vision, with a capital recovery period of at least 1 - 3 years, instead of expecting a quick "surf".
