The acceleration of the construction of the Hoa Binh - Moc Chau expressway is creating a positive effect on the real estate market in Van Ho and Moc Chau, Son La province. Many land plots along the national highway, near tourism projects, are starting to be sought after by investors.
Ms. Nguyen Thi May, a real estate businesswoman in Moc Chau, said that land prices in many areas recently have increased by an average of about 20-30% compared to before. The increase range depends on location, especially traffic connectivity and tourism exploitation potential.
Land plots near the main traffic axis or areas expected to develop tourism and resorts are being asked to buy more. Currently, land prices range from about 4 - 13 million VND/m2, depending on the location" - Ms. May said.
Representatives of the real estate exchange Recbook Moc Chau informed that some areas recorded clear increases such as Phieng Luong (Van Son ward), To Mua commune center, former Chieng Yen commune area... These are all areas located near the expressway route, with tourism development potential or expected to benefit from new transport infrastructure.
According to investors, when the expressway is completed, the travel time from Hanoi to Moc Chau is expected to be shortened to less than 2 hours. This is expected to create a boost for tourism, while promoting the resort real estate market in the Van Ho - Moc Chau area.
Not only investors, many local people are also starting to receive attention from the market. Mr. Vi Van Cai - Na Cha village, To Mua commune - said that his family has about 1,300m2 of land located near the expressway section passing through.
Recently, many people have come to ask to buy, but my family is not in a hurry to sell. We want to wait until the expressway is completed before continuing to calculate" - Mr. Cai shared.
The Hoa Binh - Moc Chau expressway has a total length of more than 85km. In which, the section passing through Son La province is 34.4km long, passing through Van Ho, To Mua communes and Van Son ward. The project was started in May 2025.
According to Mr. Truong Hoa Bac - Chairman of Van Son Ward People's Committee - the fact that the end point of the expressway is located in the area has made real estate in this area receive more attention from investors.
The expressway creates a great advantage in infrastructure, opening up opportunities to attract investment and socio-economic development. However, the locality always focuses on strictly managing the land market to avoid speculation and price inflation" - Mr. Bac said.
According to Mr. Bac, the local government is coordinating with the Department of Construction and the Land Fund Development Center to update the planning, and at the same time publicize and transparentize land information for people and investors to fully access.
The former Van Ho - Moc Chau districts are facing many development opportunities as transport infrastructure is increasingly complete. The expressway, when put into operation, is expected to promote tourism, real estate and services in this area.
