According to Mr. Kien, many plots of land in communes of Hoai Duc district such as Van Canh, An Khanh... are currently being sold for 80-100 million VND/m2, residential land in alleys fluctuates around 50-70 million VND/m2.
"Since the beginning of 2024, many real estate brokers have come to the village to inquire, but very few people have advertised and had successful transactions. Or if they buy to catch the investment wave, they also have to pay a very high price compared to the general level," said Mr. Kien.
Similarly, Ms. Nguyen Thi Nga (living in An Khanh commune, Hoai Duc district) shared that in the hamlets of An Khanh commune, there are currently many real estate brokerage offices operating, and many people here have also become rich quickly from buying and selling land.
However, although the price of land for sale in Hoai Duc district tends to increase, there is still no detailed statistical data on the number of actual transactions on the market.
Previously, many real estate investment organizations noted that, with the fluctuation of land prices for sale on the market continuously increasing, it is not excluded that real estate brokers and sellers are trying to push up market prices.
Ms. Trang Bui - General Director of Cushman & Wakefield - commented that the land segment is often very sensitive to market information, planning of new traffic routes, large real estate projects, and planning of industrial parks.
Experts say that when this information appeared, the land market in the suburbs of Hanoi was immediately inflated, creating a virtual fever.
From that reality, Ms. Trang Bui noted that investors in land plots in the suburbs of Hanoi need to be extremely careful about the risk of burying capital when investing in products during price fevers, lacking real use values. Unlike the previous period, land price fever often exploded in many provinces and cities across the country. At present, the land plot wave only occurs within a narrow range.
According to Mr. Le Dinh Chung - General Director of SGO Home, in fact, since the beginning of 2024, many investors have started the process of hunting for land in the suburbs of Hanoi, areas with strong infrastructure development and high urbanization rates.
