After nearly 2 months of suspension, the auction of 25 land lots in Man Ca, Man Cong, Ma Man Trong areas, Van Quan village, Do Dong commune took place this morning (November 16) at Thanh Oai district gymnasium (Hanoi).
The area of the plots ranges from nearly 84m2 to over 143m2. The starting price is 5.3 million VND/m2, equivalent to a deposit of 88-151 million VND/lot. The auction will have to go through at least 6 mandatory rounds, with a price step of 5 million VND per m2. Thus, participants must spend at least 30.3 million VND per m2 to win the auction in this session.
According to the announcement in September, Thanh Oai planned to auction these plots of land with a starting price of 5.3 million VND, using a secret ballot in just one round.
According to Lao Dong, the number of people participating in today's auction was about 100 people, down only 1/10 times compared to the previous auction on August 10 with nearly 1,500 participants.
Ms. Hoa - a broker of a real estate company in Hanoi - said that compared to the auction in August, this auction has cooled down in terms of the number of participants. However, the lots auctioned today are in better locations, so she predicted that the winning price will be equal to or higher than 100 million VND/m2.
Mr. Nguyen Van Phuong (Hanoi) shared that the starting price in this auction was lower than the previous auction, so he thought that the situation of deposit abandonment could continue.
Mr. Hoa - a broker of a real estate company in Hanoi - said that most of the participants in today's auction were organized brokerage groups that knew how to bid methodically. Accordingly, his group had discussed in advance that they would not raise the price too high but would keep it at a moderate level for easy liquidity.
In early August, Thanh Oai district organized an auction of 68 land lots, attracting about 1,500 participants with over 4,000 applications. The winning prices for these lots ranged from 63-80 million VND per square meter, with the highest lot even reaching 100 million VND per square meter. This price was 5-6 times higher than the starting price.
However, about 80% of the auction winners here have abandoned their deposits. Of these, all the plots with winning prices ranging from 80 million VND to over 100 million VND per square meter have not paid.
