Talking to Lao Dong Newspaper reporter, Ms. Dang Hoang Oanh (40 years old, from Nam Dan district, Nghe An) said that in 2018, she bought a 66m2 apartment in Nghi Phu commune, Vinh city for 771 million VND.
Up to now, according to the transactions here, the price of Ms. Oanh's apartment has doubled.
“Apartment prices are increasing so rapidly throughout the city, so I feel lucky to have bought a house early. If I were at the current stage, I wouldn’t have enough money,” Ms. Hoang Oanh shared.
Mr. Pham Van Hai (resident of Arita apartment building, Quan Bau ward, Vinh city) said that the price of apartments here in May 2024 was only 23 million VND/m2, now it has increased to 28 - 29 million VND/m2.
"I have never seen apartment prices increase as quickly as they do now," said Mr. Hai.
Ms. Nguyen Le Hang (44 years old, residing in Hung Binh ward, Vinh city) in July 2024 bought a 58 m2 apartment in Ha Huy Tap ward for 885 million VND. Up to now, someone has offered 1.2 billion VND, but Ms. Hang has not sold it because she is afraid that after selling it, she will not be able to buy another apartment due to the continuous increase in prices.
Mr. Le Hong Quan - a real estate broker in Vinh City said that in the past year, the apartment transfer market in Vinh City has been very active.
“Apartment prices increased from 20 to nearly 30 million VND/m2, many people asked to buy but could not find sellers” – Mr. Quan said.
“About a year ago, an 80m2 apartment cost only about 1.5 billion VND, now it has increased to nearly 2.3 billion VND. Those who want to sell their apartments just need to post them on the apartment group and someone will come to buy them, selling them is very easy,” said Mr. Quan.
Speaking to reporters, Mr. Nguyen The Phiet - Head of Housing Management and Real Estate Market Division, Nghe An Department of Construction said that in recent years, Nghe An province has stopped granting new licenses for apartment building projects in the inner city of Vinh city to avoid infrastructure overload.
According to Mr. Phiet, young people today often choose to buy apartments to meet the need for quick, convenient, secure and clean housing. While supply is decreasing, land prices are too high, making it inaccessible to people with average incomes, thus increasing apartment prices.
It is known that the shortage of apartments and rising apartment prices is a common situation nationwide. In Vinh City, many previously licensed projects are under construction, and it is expected that by the end of 2024, about 1,000 apartments will be sold on the market. Most of these apartments have been booked by customers.
