Apartment prices in Hanoi apartment buildings continue to climb, many areas are popular at 130-210 million VND/m2, putting the capital ahead in real estate price increase.

According to data from Batdongsan.com.vn, Hanoi leads in real estate price growth in the period of 2021-2025, with an increase of up to 112%.

Followed by Hai Phong up 71%. The representative of the Central region, Da Nang, also impressed with an increase of 53%, while Ho Chi Minh City - the economic locomotive of the South recorded an increase of 42% within 5 years.

In Hanoi, the real estate market in 2025 witnessed signs of interest, selling prices continued to increase but the pace has slowed down. The selling price in 2025 will increase by 13%, slowing down compared to the 39% increase recorded in 2024.

In the third quarter of 2025, apartments will continue to be the focus, increasing prices by 95% compared to the first quarter of 2023, especially in the high-end segment in Tay Ho and Ba Dinh, where prices are commonly 130-210 million VND/m2.

Mr. Dinh Minh Tuan - Southern Regional Director of Batdongsan.com.vn acknowledged: "In the Hanoi market, selling prices continue to increase but demand has cooled down, cash flow is still concentrated in the high-end segment near the center and apartments continue to lead the market".

According to the survey, the selling price of apartments in a series of large projects is always high.

Typically, the Berriver Jardin Long Bien apartment project is about 75 - 90 million VND/m2; Vinhomes Green Bay Me Tri 90 - 125 million VND/m2; Cau Giay Center Point 88 - 123 million VND/m2; Lumi Hanoi 82 - 112 million VND/m2. In the higher segment, The Nelson Private Residences project ranges from 130 - 229 million VND/m2, Noble Crystal at 112 - 270 million VND/m2, The Matrix One 120 - 150 million VND/m2.

The Matrix Premium apartments are being offered for sale at an average of 106 - 160 million VND/m2; Hausman - FLC Premier Parc ranges from 81 - 120 million VND/m2; Sun Feliza Suites are priced at 130 - 180 million VND/m2; The Charm An Hung is priced at 70 - 90 million VND/m2; Kepler Land is being offered for sale at 80 - 100 million VND/m2; Ninety Complex is selling for about 80 - 117 million VND/m2.

In the West and Central part of Hanoi, the market also recorded many projects with notable selling prices: Endless Skyline West Lake (Tay Ho) 120 - 170 million VND/m2; The Canopy Residences (Vinhomes Smart City) 77 - 99 million VND/m2;

The projects in Dong Anh, Gia Lam, Long Bien are mostly in the mid-high-end to luxury segment, with prices falling around 70 - 140 million VND/m2.

In the third quarter of 2025, the Hanoi market will continue to have many products for sale and are about to open for sale, mainly in the high-end segment.
