Secondary apartment and land plot prices adjust down

After a prolonged period of price increases, the secondary real estate market entered a correction phase, apartment and land plot prices both recorded a downward trend.

The real estate market in Q2/2026 recorded clearer adjustments in many segments, especially in the secondary market. In the context of reduced liquidity, buyers are increasingly cautious, apartment selling prices tend to decrease compared to the previous quarter, while land plots continue to face downward pressure after a long period of increase.

According to a report by the Ministry of Construction, in the second quarter of 2026, apartment selling prices in the secondary market nationwide tended to decrease compared to the first quarter of 2026. The Hanoi market recorded an average apartment selling price of about 123 million VND/m2; in Ho Chi Minh City about 108 million VND/m2 and in Hung Yen about 69 million VND/m2.

In Hanoi, Hateco Laroma apartments are priced at about 133-140 million VND/m2; Bamboo Airways Tower about 97-103 million VND/m2; Song Hong Park View about 98-105 million VND/m2 and Sunshine Garden about 80-87 million VND/m2.

In Ho Chi Minh City, Masteri Thao Dien apartment prices are about 114-120 million VND/m2; Cantavil An Phu is about 80-89 million VND/m2 and An Gia Skyline is about 64-72 million VND/m2.

The adjustment trend is more clearly shown in the land plot segment. In the second quarter of 2026, the project land plot market on the secondary market generally decreased after a long period of price increase. Land plot prices decreased by about 2-3% compared to the first quarter of 2026, mainly taking place on the secondary market.

Along with the price decline, the liquidity of this segment also weakened significantly. In the second quarter of 2026, the market recorded 73,438 successful land plot transactions, only equal to 67.4% compared to the first quarter of 2026 and equal to 59.9% compared to the same period in 2025.

According to the Ministry of Construction, the main reasons come from reduced liquidity, high capital costs and the trend of investors shifting to products with real housing needs, clear legal status and stable exploitation potential.

The average asking price of land plots nationwide decreased by about 2.5%, down to about 40 million VND/m2. In Ho Chi Minh City alone, the price decreased by nearly 3%, to about 66 million VND/m2. The transfer price at many projects decreased commonly by 3-6% compared to the previous quarter, especially for products with high value or under selling pressure.

In Hanoi, Cienco 5 Me Linh urban area is priced from 40-56 million VND/m2; Minh Giang Dam Va urban area from 30-47 million VND/m2; Dai Kim - Dinh Cong new urban area from 105-160 million VND/m2.

In Ho Chi Minh City, Blue Diamond Riverside is priced from 40-45 million VND/m2; Van Phuc City from 100-150 million VND/m2; Rio Vista from 95-110 million VND/m2 and Long Thuan Residential Area about 58-63 million VND/m2.

According to the Ministry of Construction, in general, the land plot market in Q2/2026 is in a correction phase and tends to balance after a hot growth cycle. Investment demand mainly focuses on projects with transparent legal frameworks, complete infrastructure and meeting real housing needs. This is considered the foundation for market recovery in the following quarters when credit conditions and liquidity are improved.

Liquidity pressure on land plots is also recorded in the Q2/2026 Real Estate Market Report of the Vietnam Real Estate Market Assessment Research Institute (VARS IRE). According to the report, land plots continue to be the segment facing the greatest liquidity pressure in the market restructuring process.

Notably, products that are mainly traded based on planning information or future price increase expectations are facing many difficulties, although selling prices in many areas have been significantly adjusted. Many investors have reduced profit expectations, even accepting to reduce selling prices to recover capital, but purchasing power has not improved.

Ms. Pham Thi Mien - Deputy Director of VARS IRE - said that speculative cash flow is narrowing as buyers are increasingly cautious about products that are not yet exploitable or still depend on expected factors. This makes many areas that have recorded "land fever" waves according to planning information continue to fall into a state of sluggish trading.
