Struggling to transform the living environment
Mr. and Mrs. Nguyen Thi Bich (Hoang Mai, Hanoi) have started a business and stayed in Hanoi for the past 10 years.
After getting married, both parents bought a small apartment for my husband and me in the Hoang Mai area. Initially, when I had a small child, the living space was still quite comfortable, but last year I gave birth to another baby, now about 1 year old, the need for living space has been greater," Ms. Bich said.
According to Ms. Bich, without the help of both parents, she and her husband would not be able to own an apartment in Hanoi.
I went to survey to find and buy a more spacious 3-bedroom apartment to have more space when my parents come to visit their grandchildren. However, the price of apartments with reputable, high-end projects currently being completed is from 104-170 million VND/m2; projects with prices below 100 million VND/m2 require the whole family to move further, which is inconvenient in the process of moving," Ms. Bich expressed.
Ms. Bich believes that many couples still face many difficulties when changing places of residence.
Having many years of experience as an apartment and residential real estate broker in Hanoi, Ms. Hai Yen said that when prices are affordable and the market liquidity is better, her main income almost comes from this job.
Now I only work part-time, house prices are high, it is more difficult for real buyers to live in. Although the housing demand is still very large, many people have switched to renting houses, reducing the pressure to own houses," Ms. Yen stated clearly.
Differentiation based on usage value
Talking to Lao Dong Newspaper, Mr. Nguyen Quoc Anh - Deputy General Director of Batdongsan. com. vn said that the current apartment price level is still relatively high for most real buyers. In the coming time, with many changes from laws and infrastructure, the market will no longer increase simultaneously as before but enter a strong differentiation phase, based on the usable value of projects.
Projects with convenient locations, near ring roads, key transport infrastructure, good construction quality, good management and operation services and meeting real housing needs will maintain prices, even continue to increase. Conversely, projects with lower usage value may have to be adjusted relatively, thereby creating more choice opportunities for buyers.
However, this also affects the trend of tenants. With apartment projects with selling prices still high, exceeding the affordability of most people, the trend of renting houses will continue to be maintained.
Renting out houses is gradually becoming an inevitable trend in large cities like Hanoi City," Mr. Quoc Anh emphasized.
Mr. Quoc Anh said that it is very difficult to expect real estate prices in Hanoi to decrease rapidly or deeply in a short time. As a city with a population of nearly 10 million people, and focusing on many job opportunities and economic development, Hanoi always has a very large housing demand. Meanwhile, the supplementation of supply in many segments, from commercial apartments to social housing, still faces many difficulties.
