Hai Phong land prices increase to 220 million VND/m2

Along with that, from January 1, 2025, Thuy Nguyen will officially become a city, becoming a city directly under Hai Phong city. This positive information has brought Thuy Nguyen land price level to a new level.

Land plots located on Do 10 Street, located right in the new administrative center of Duong Quan (Thuy Nguyen) are being offered for sale at prices ranging from 180 - 220 million VND/m2, an increase of 25% over the same period last year. Also in Duong Quan, but not at the road frontage, the selling price is also fluctuating between 90 - 130 million VND/m2, an increase of 20% over the same period last year. Land on Road 351 in Dong Thai, increased from 50 - 52 million VND/m2 to 57 - 60 million VND/m2, an increase of about 20% compared to half a year ago.

Land in Area C, Area D of Bac Song Cam resettlement also increased in price from 53 - 56 million VND/m2 to 60 - 67 million VND/m2. The lots in beautiful and prime locations have prices ranging from 78 - 89 million VND/m2, an increase of 20 - 30% over the same period last year. Ap Tran resettlement land also increased in price from 45 - 48 million VND/m2 to 51 - 54 million VND/m2.

Land in Tran Hung Dao ward also increased in price from 16-19 million VND/m2 to 21 - 25 million VND/m2. Land in Pham Ngu Lao ward, the business frontage is fluctuating between 28 - 37 million VND/m2. Land in unsightly locations is increased in price from 15 - 16 million VND/m2 to 18 - 22 million VND/m2.

Another hot spot in the Hai Phong land market that must be mentioned is An Duong land. Also from January 1, 2025, An Duong will officially become a district. The survey recorded that the land price on Vinh Khe Street in An Dong increased from 27 - 30 million VND/m2 to 30-34 million VND/m2, an increase of about 12% compared to the end of last year.

Land on Dong Thai Street increased in price from 34 - 36 million VND/m2 to 38 - 42 million VND/m2. Some other areas in An Duong such as An Hai, An Hoa, Dong Thai, Hong Phong, Hong Thai, Le Loi, Le Thien, Nam Son, Tan Tien also recorded an average price increase of 15 - 20% over the same period last year.

Not only prices have increased, a survey by Batdongsan.com.vn also recorded that depending on the area and location, the transaction volume on the market has also increased by 20 - 40% compared to the same period last year.

Investor Tran Thi Minh (Hai Phong) - said that the excitement of the Hai Phong land market in both price and liquidity comes from many factors. First of all, the wave of investment in primary projects with the appearance of many real estate "big guys" has pushed the price level up sharply, causing a significant increase in transaction volume.

The market also recorded a widespread investment trend to adjacent land plots, benefiting from the effect of " Following" the project.

Mr. Dinh Minh Tuan - Director of Batdongsan.com.vn in the Southern region - commented that Hai Phong and Hung Yen are the two northern provinces that receive the most attention in April 2025. The districts/counties of these two provinces and cities shared the top positions in terms of interest, from high to low, respectively such as Van Giang (Hung Yen), Le Chan, Thuy Nguyen (Hai Phong). Hai Phong with a deep-water port and the advantage of industrial park real estate is a market that attracts the attention of many investors.
