Private house prices in 3 districts in Hanoi are increasing to a record level

Hanoi - The private housing segment in central districts of Hanoi such as Nam Tu Liem, Hoang Mai, Ha Dong is increasing.

Talking to Lao Dong reporter, Ms. Nguyen Thi Xuan (36 years old, working in Cau Giay district) shared that after many years of working and saving, her family still could not buy their own house as desired.

According to Ms. Xuan, she felt very surprised when the price of selling private houses in the alley recently increased record. Two months ago, the 40m2 house in the area of Nam Tu Liem district was listed for sale by the owner of only about VND 3 billion, but the price has increased to more than VND 4 billion.

"The price of private houses is constantly increasing, we really don't know how to keep up with this price increase. My family is forced to put our plan on hold because if we buy a private house at this time, we will have to borrow another 1 billion VND" - Ms. Xuan said.

Also planning to buy a house, Mr. Tran Van Kiem (34 years old) - a technology engineer in Hoang Mai district - has so far chosen to rent a house. Mr. Kiem planned to buy a house from the end of 2023, but up to now the price has skyrocketed.

Mr. Kiem said that even private houses in suburban districts such as Dong Anh and Hoai Duc are no longer within reach of people with an average income of 15-20 million VND/month.

Statistics from the website Batdongsan.com.vn recently show that the current increase in private houses in Hanoi is about 15-25% compared to half a year ago.

For example, with private houses in Nam Tu Liem district with an area of ​​30-40m2, small alleys, cars cannot enter in the areas of Me Tri, My Dinh, Trung Van, Phu Do, the selling price has increased from 4.6-5.2 billion VND/house to 5-5.8 billion VND/house.

The price of houses with an area of ​​30-40m2, with cars parked at the door, also increased from 6.3-7 billion VND/house to 7-7.8 billion VND/house. The price of private houses in Ha Dong district with cars parked at the door, an area of ​​30-38m2, also increased from 6.2-7 billion VND/house to 7-7.7 billion VND/house.

Private houses in La Khe, Phu Lam, Duong Noi, Kien Hung, Yen Nghia, Ha Cau areas with an area of ​​30-40m2, cars cannot enter, the common price increases from 3-4 billion VND/unit to 3.7-4.9 billion VND/unit.

Notably, real estate market data in the third quarter of 2024 from Batdongsan.com.vn also recorded that private houses are a segment with remarkable price growth in recent years. Compared to the first quarter of 2021, the average private house price in the Northern region increased from an average of VND 95 million/m2 to VND 173 million/m2.

In Hanoi, according to data from Batdongsan.com.vn, private houses and townhouses are on the rise in terms of transaction volume and interest in all price ranges. In particular, interest has increased sharply in almost all districts in Hanoi.

Compared to the beginning of 2023, up to now, the level of interest in private houses in Nam Tu Liem district has increased by 43%, private houses in Hoang Mai district have increased by 28%, Dong Da district has increased by 21%, Ha Dong district has increased by 26%, Thanh Xuan district has increased by 12%.
