For example, a private house in an alley on Xuan Thuy Street (Cau Giay District) with an area of 56 square meters is being advertised for sale at a price of 10.5 billion VND, equivalent to about 187 million VND/square meter; A private house on Yen Hoa Street (Cau Giay District) with an area of 62 square meters is being advertised for sale by the owner at a price of 8.85 billion VND, equivalent to 142 million VND/square meter.
Although located far from the central district, the 33m2 house in an alley on Ta Thanh Oai Street (Thanh Tri District) is being sold by its owner for more than 3.7 billion VND, equivalent to 112 million VND/m2.
Mr. Nguyen Van Cu (56 years old, living in Dong Da district) said he was very surprised when many houses in narrow alleys on Chua Boc street were recently being advertised for sale by the owners for 120-190 million VND/m2.
Mr. Cu added that last week, a homeowner in an alley on Chua Boc Street was selling a 4-story house, 15 square meters wide, for 2.7 billion VND, equivalent to 180 million VND/square meter, which surprised everyone.
However, Lao Dong reporters' research shows that although the selling price has been continuously increasing, with many homeowners selling for nearly 200 million VND/m2, there is still no detailed statistical data on the actual number of transactions in the alley house segment in central districts of Hanoi.
Speaking with Lao Dong, Mr. Nguyen The Diep - Vice President of Hanoi Real Estate Club - mentioned that the price of houses in alleys in the center of Hanoi in recent months has been advertised at very high prices.
Experts say that, in addition to the advantages of being located in the center of Hanoi, people who want to buy a house in an alley need to consider some criteria such as the width of the alley, the direction of fire prevention and fighting, the quality of the house, the construction, and legal procedures such as red books and construction permits to anticipate risks and have a suitable choice according to their needs and finances.
