Observations by PV Lao Động, many boarding house areas located near universities in Hanoi are experiencing a trend of increasing prices after the installation of fire prevention and firefighting systems. Many parents are actively searching for boarding houses for their children who are set to enter university in early September 2024.
Ms. Trịnh Thị Hiền, a boarding house owner in Cầu Giấy District (Hanoi), reported that in the past week, there have been numerous calls from parents from neighboring provinces inquiring about available rooms for their children who are preparing to enter university, resulting in a significant decrease in available rooms at her boarding house.
Ms. Hiền's boarding house has 12 rooms, with only 4 rooms remaining vacant, each with a floor area of 25 m2 and a rental price ranging from 3.5 to 4.5 million VND per room per month, excluding electricity, water, and common living expenses.
"After installing the fire prevention and firefighting system, the rental price of rooms (equipped with air conditioning and a balcony) at this boarding house has increased by approximately 300,000 to 500,000 VND per month. To save costs, many parents from neighboring provinces who rent rooms for their children here have had to find roommates or share a room" - Ms. Hiền stated.
Over the past week, Mr. Nguyễn Văn Kiên (from Kiến Xương District, Thái Bình Province) has been frantically searching for a boarding house with a suitable price, preparing for his child to enter university in the area near the University of Foreign Trade.
Mr. Kiên shared that the segment of boarding houses for rent under 2 million VND per month in the Chùa Láng Street area is almost non-existent. On average, a university student's monthly rent typically ranges from 3 to 4 million VND (if living alone - PV). Therefore, finding a boarding house with a suitable price is like "searching for a needle in a haystack".
When the landlord announced a 500,000 VND increase in room rental prices starting from June 2024, Ms. Trịnh Thị Ngọc (born in 1990) - a communications staff member in Hanoi - shared that for nearly two months, she has had to travel to the Kim Giang Ward (Thanh Xuân District) to rent a room from a friend, saving on costs.
Ms. Ngọc stated that the high rental prices in the inner city have left her feeling exhausted. Not only that, but she also has to wake up early every morning and travel approximately 7-8 km to Cầu Giấy District for work.
According to statistics from the Batdongsan.com.vn website, boarding houses are the only segment to experience growth in the rental market from the beginning of 2024 to date.
Compared to the end of 2023, the level of interest in this segment has increased by 12-15% per month. Notably, the demand for renting boarding houses in Hanoi on this website has increased by approximately 29% over the past few months.
Mr. Đinh Minh Tuấn, Director of Batdongsan.com.vn, noted that the demand for renting houses from laborers in large cities is always high.
Mr. Tuấn analyzed that after several fire and explosion incidents at boarding houses and mini-apartments caused severe consequences, tightening fire safety and prevention measures is necessary. Therefore, Hanoi landlords have invested in additional fire prevention equipment, ensuring compliance with business standards and adding this cost to the rental price, resulting in an increasing trend in boarding house prices.
