1. What is an electronic real estate identification code?
According to Clause 5, Article 3 of Decree 357/2025/ND-CP stipulates:
5. Electronic identification code for real estate products (including houses and construction floor area in construction works) is a string of digits and letters with a maximum of no more than 40 characters issued separately for each house (apartment, detached) or real estate in construction works managed in the information system, database on housing and real estate.
Thus, the electronic identification code for real estate can be understood as a string of characters consisting of numbers and letters, with a maximum length of 40 characters, issued separately for each real estate product. Accordingly, each house (apartment, detached house) or part of the floor area built in the construction project will be assigned a single electronic identification code for management in the information system, housing database and real estate market.
This identification code is used to identify, manage, and monitor legal information and the current status of each real estate in the process of exploitation, use and transaction.
2. What types of electronic real estate identification codes are there?
According to the provisions of Articles 8, 9, 10, 11, 12 of Decree 357/2025/ND-CP from March 1, 2026, there are 5 main types of electronic identification codes in the real estate sector, specifically as follows:
a, Residential e-identification code
This is the code given to each house, including apartments and detached houses. This code is composed of basic information such as:
- Land plot identification code;
- Project or construction information code;
- Location identification code (if any);
- A series of natural characters to distinguish each house.
The electronic housing identification code is automatically created on the data system and is associated with the housing project at the time the management agency issues a notice that the house is eligible for sale (for houses formed in the future).
b, Electronic identification code for the construction floor area in the project
This type of code applies to the floor area in construction works (not individual houses). The code structure is similar to the housing identification code, including:
- Land plot identification code;
- Project and construction information code;
- Location identification code (if any);
- Natural character sequences to recognize each part of the floor area.
The code is automatically created and attached to the floor area at the time of issuing the appraisal results of the investment feasibility study report.
c, Electronic identification code of the apartment building management and operation unit
This is an identification code for units licensed to manage and operate apartment buildings. The code includes:
- Organization identification number;
- The natural sequence of characters shows the time of issuance of the notice of eligibility for management and operation.
- This code is created on the data system and is attached by the Department of Construction to each apartment building at the time of issuing the notice of eligibility for management and operation.
d, Electronic identification code of real estate brokerage practice certificate
This identification code is used to manage real estate brokerage practice certificates of each individual. The code component includes:
- Code of province, city where the certificate is issued;
- Personal identification number or foreign identification number;
- The sequence of characters shows the issuance date, certificate number and revocation status (if any).
The code is automatically created and directly attached to the information of the broker immediately after the certificate list is approved.
e, Electronic identification code of individuals eligible for housing support policies
This is an identification code for individuals eligible for housing support policies. The code includes:
- Personal identification number;
- The row of characters represents the group of beneficiaries and the housing support program (such as people with meritorious services, poor households, near-poor households or other support programs).
The code is created and attached to beneficiaries by competent state management agencies in the locality, serving the management, monitoring and implementation of housing support policies.
