After many times of hanging signs and lowering the rental price for the past 2 years, the premises of Ms. Nguyen Thuy Diem (Ninh Kieu district, Can Tho city) now has tenants.
It is known that 2 years ago, Ms. Diem spent more than 1 billion VND to buy and rent 2 premises for business, but then business was slow and there was no revenue so she closed and rented them out.
"There were also 2-3 customers who came to inquire, some to sell clothes, some to do nails, mainly customers only needed to rent short-term for 3-6 months, see how the business goes then decide. After negotiating, I closed a 6-month contract, the rental price was 3.5 million VND for the customer," said Ms. Diem.
Talking about the rental situation in the last months of the year, Ms. Diem said: At the end of the year, customers take advantage of doing business to make a profit during Tet, so there are more contacts. However, the rental space is still not as attractive as it was 4-5 years ago, because customers do not have a need to rent long term.
Planning to buy a house for both living and business for about 2 billion VND, but facing many problems such as small area and high price, Ms. Nguyen Thi Mong Kieu (Long My district, Hau Giang province) decided to rent a 2-storey apartment to reduce costs.
Ms. Kieu said: "I plan to use the upper floor for family activities, and the ground floor for selling accessories and Tet clothes. I surveyed the rental price, if it is between 8-10 million, depending on the location, I will close the rental. Using business money to pay the rent will also help a bit, but buying a house is still not enough financially because real estate prices are high."
Mr. Cao Van Hung (real estate broker in Can Tho City) said: Since the COVID-19 pandemic, the real estate situation has been sluggish due to economic difficulties. Many businesses have closed down and returned their premises because the rent is too high compared to the profits earned.
"At the end of the year, the rental space has improved somewhat due to customers looking to do business during Tet. However, the rental space is still quite gloomy due to short-term tenants. Moreover, the potential of the e-commerce market is growing, many people are gradually switching to online business, so the space is no longer the top priority," said Mr. Hung.
According to the Can Tho Real Estate Association, from now until the end of 2024, demand will still be concentrated in the apartment segment with real housing needs, at suitable prices; land prices will start to increase around 10%, and some areas may even increase by 15-20% over the same period due to the continued scarcity of primary supply.
