Previously, on September 19, 2024, McDonald's decided to close this selling point. Immediately after that, the US fast food chain opened a new facility on Pham Ngu Lao Street, in the bustling West neighborhood of Ho Chi Minh City. Meanwhile, the premises in front of Ben Thanh market have been left vacant for a long time, with no new units leasing them.
Notably, this branch is one of the first McDonald's stores to open in Vietnam in 2014. With a scale of 4 floors, an area of nearly 660 m2 and the ability to serve about 260 guests (180 indoor seats and 80 outdoor seats), this used to be one of the company's most effective business locations in Vietnam.
According to a survey by CBRE and Savills, the rental price of retail premises in the central area of Ho Chi Minh City, including Dong Khoi, Le Loi, Nguyen Hue, Hai Ba Trung streets, ranges from 4-6 million VND/m2/month. Nguyen Hue walking street recorded the strongest increase, about 9%, due to high demand from F&B brands and international coffee chains.
On the contrary, central border routes such as Pasteur, Le Lai, Nguyen Thai Hoc, Nguyen Cong Tru still record the situation of site return and regular replacement of supply.
According to Savills Ho Chi Minh City's Research and Consulting Department, rental prices are increasing in the central area because consumers increasingly prioritize shopping experience combined with entertainment and cuisine, while the land fund here is almost exhausted. This causes big brands to compete fiercely for beautiful positions, causing rental prices to increase steadily. In addition, the almost absolute occupancy rate at Class A shopping malls also helps investors gain an advantage in negotiations.
