On November 21, information from the People's Committee of Nghe An province said that it had just issued a decision to allocate 144,689m2 of land (phase 1) in Vinh Tan ward, Vinh city to the consortium of Tri Duong Investment and Development Joint Stock Company and Ecopark Hai Duong Investment Joint Stock Company to implement the Vinh Riverside Urban Area project.
Of which, 55,241.8m2 of urban land is for building low-rise housing areas according to the approved planning. The form of land allocation is with land use fee collection. The land use term is 50 years, from the date the Provincial People's Committee issues the decision to allocate land to the investor.
No land use fee is collected for 89,447.2 m2 used for the purpose of constructing non-business technical and social infrastructure works of the project (including: 51,886.0 m2 for construction of traffic works; 16,865.5 m2 for construction of public entertainment and recreation areas, community activities; 409.7 m2 for construction of waste treatment works; 553.0 m2 of land for construction of cultural houses; 19,733.0 m2 of land with water surface).
After completing the construction according to the planning, the Joint Venture of Tri Duong Development Investment Joint Stock Company and Ecopark Hai Duong Investment Joint Stock Company is required to hand it over to Vinh City People's Committee for management and use according to regulations.
The location and boundaries of the land are determined according to the cadastral map No. 360 approved by the Department of Natural Resources and Environment on October 29, 2024.
Nghe An Provincial People's Committee assigned localities, relevant units and investors to coordinate and implement the project according to current regulations, on schedule and in accordance with the law.
According to the People's Committee of Nghe An province, attracting businesses to invest in urban development will contribute to improving infrastructure, generating budget revenue, creating a beautiful urban space of Vinh city, worthy of a civilized and modern urban area, contributing to promoting the socio-economic development of the city and the province.
The Vinh riverside urban area invested by the Tri Duong - Ecopark Hai Duong joint venture (belonging to Ecopark Group) has a scale of more than 21 hectares, with a total capital of 1,440 billion VND.
The expected population size of the urban area is 1,600 - 1,800 people, the project implementation area is about 20.1 hectares.
In the land use structure, the project will allocate more than 5.5 hectares for low-rise housing projects adjacent to main urban traffic routes and internal traffic routes.
Of which, 88 plots of land for townhouses combined with commerce (construction density 80%, 3 floors high); 157 plots of land for townhouses (construction density 80%, 3 floors high); 84 plots of land for villas (construction density 60 - 75%, 3 floors high).
The social housing area of the project will be located in the southwest of the land, with an area of over 1.4 hectares, a maximum construction density of 50% and 2-5 floors high, with a maximum construction floor area of 35,549m2.
The project will allocate 4.1 hectares for green landscape areas along the river and interspersed with residential areas. A 1-storey cultural house. Water surface land occupies 2.3 hectares. Traffic land will be arranged for more than 6.6 hectares and the rest will be technical infrastructure land.
