What should people with red books with the letter "T" do to avoid losing their rights when buying and selling land

The removal of the "T" on the red book helps people fully exercise their legitimate rights such as inheritance, donation, transfer, and mortgage of land use rights.

According to LH Legal Law Firm (Ho Chi Minh City Bar Association), the letter "T" appears on some cadastral records and Certificates issued under the previous land management system.

In some old dossier systems, this symbol is used to indicate land belonging to residential land or land for residential purposes. However, the specific meaning must be determined according to the type of dossier and regulations applied at the time of preparation.

Problems arise when the old Certificate has a "T" but the residential land area is not clearly defined or the data is not consistent with the current land management system.

Therefore, "deleting the letter T" should be understood as the process of reviewing dossiers, accurately determining the area of residential land and standardizing data, not just simply deleting a letter on the red book.

Does removing the letter "T" mean the entire area recognized as residential land?

LH Legal Law Firm said that the answer is no. This is a point that people need to pay special attention to.

It is not that if the red book has the letter "T", the entire area bearing this symbol will naturally be identified as residential land.

Competent agencies must base on land allocation records, issued Certificates, cadastral records, origin and land use process, and related documents to determine the specific residential land area.

Therefore, deleting the "T" to clarify and standardize existing legal information is not an automatic procedure to convert the entire area into residential land.

What should people with red books with the letter "T" do?

If they are in the area where the review campaign is being implemented, people should check the notice of the local government and prepare documents according to instructions.

For cases where the red book has a "T" but the locality has not organized a campaign, especially when preparing to transfer land, donate, split plots, declare inheritance or mortgage banks, people should check the status of the dossier in advance.

Old land documents such as land allocation decisions, certificate issuance dossiers, documents on land use origin... should also be carefully kept because they can become an important basis when competent authorities need to re-determine the area and type of land.

The removal of the "T" on the red book is noteworthy not because a symbol is removed, but because information about land type and residential land area is defined more clearly and uniformly.

For people, notable benefits include: Reducing obstacles when transferring; convenience when inheriting; supporting the inspection of mortgage dossiers; reducing obstacles when separating plots and donating; synchronizing land data.

However, deleting the "T" does not mean that the entire area on the red book is automatically recognized as residential land. The final result must still be based on the specific legal documents of each land plot.
