- Increased land compensation price when the State recovers land:
The Land Law 2024 has removed regulations on land price frames and land will be priced according to market principles. Accordingly, when removing the land price bracket, each locality will decide for itself the land price list and adjust the price list once a year to match the market land price (instead of every 5 years and based on the minimum land price). minimum - maximum issued by the Government as currently).
The newly regulated land price list needs to be close to the market land price and the compensation price is calculated based on the specific land price. This will lead to an increase in land compensation prices compared to today. Currently, the Land Law 2024 stipulates that provinces and centrally run cities will announce the new Land Price List from January 1, 2026.
However, if the Land Law takes effect from August 1, 2024, it is likely that the Land Price List of provinces and cities will be updated by the People's Committee sooner than expected. Accordingly, people will be able to narrow the time period for receiving higher compensation when the State recovers land.
- Agricultural land recovery can soon be compensated with residential land and houses:
According to the provisions of Clause 6, Article 111 of the Land Law 2024, people whose agricultural land is recovered but are eligible for compensation but need compensation in the form of residential land/houses and the locality has conditions for residential land funds. , housing will be compensated with land/house for resettlement.
Thus, if the Land Law takes effect sooner than expected, from August 1, 2024, households and individuals whose agricultural land is recovered can be compensated with residential land/houses if there is need and land fund. Locally allowed.
- Once resettlement is arranged, a decision on land recovery can be issued:
This is a completely new regulation in Clause 5, Article 91 of the Land Law 2024, implemented in the spirit of Resolution No. 18-NQ/TW.
