After 4 years of university, with a long-term orientation to live in Hanoi, Mr. Nguyen Minh (Bo Ha commune, Bac Ninh province) has researched to buy a house in an alley for his children. Right from the beginning of this year, Mr. Minh has identified the Hoang Mai area as a suitable choice for many reasons. From a convenient location to a "softer" selling price here than in many other areas in the capital.
To find a suitable house at present, Mr. Minh and his son went through a difficult journey to find it. Sharing with reporters, Mr. Minh said: "I have visited many houses through brokers with clear criteria: Strong houses, good waterproofing, independent walls. The house and land have all red books and construction permits. With a budget of 7 billion VND or less, I only decided to buy a house in an alley. However, it is a clear alley, cars can move in or a few dozen meters from the parking lot, with a minimum house area of 35m2 or more".
Mr. Minh added: "When buying a house while it is under construction, the construction team will follow our request, even if it costs more arising fees".

After a long time of "hunting for real estate", Mr. Minh decided to "menthood" a house in an alley in Hoang Mai area, with an area of 36m2, 5 floors, and an alley with many main roads. Mr. Minh said that the most memorable thing that made his family choose this house was when the house was still under construction, and they could edit the design according to their wishes. However, the price for selling unfinished land and houses is 7 billion VND.
According to his observations, the house opposite has an area of over 30m2 but has also been advertised for sale for over 7 billion VND, the interior is not beautiful, although many customers come to see it but they have not been able to transact.
Before that, Mr. Minh had hesitated between apartments and real estate, but his last choice was a house in an alley. In his opinion, this type is suitable for long-term living and sustainability. The current house was found by him through an acquaintance broker after consulting with many parties.
While going to see the house, Mr. Minh encountered many "half-crying, half-laughing" situations.
"Many alleys are just enough for one vehicle to pass, and each section must be avoided, but the price is still over 7 billion VND. In return, these apartments often have larger areas, more investment in furniture and design" - Mr. Minh shared.
For many young people like Mr. Nguyen Minh Tuan - Mr. Minh's son - they accept living in a deep alley if the house has a beautiful design. "There are houses in alleys that are just enough for pedestrians, priced at about 4-5 billion VND, but my parents did not agree because it was too inconvenient" - Mr. Tuan shared.

Sharing the same criteria for choosing a new house to build, Ms. Bui Dieu Linh (Hai Ba Trung ward, Hanoi) wants to move to a house with a larger area when her family has many generations living together.
However, Ms. Linh also encountered a common situation: "My house is currently nearly 30m2, I want to change it to 50m2, but the price is not expected. The houses I went to see were located in deep, narrow alleys, just enough SH cars to park in front of the house, but the owners often invest in beautiful furniture, with the selling price being around 4-5 billion VND".

Mr. Duy An - a real estate broker in Hoang Mai area - commented that the house on the ground in the alley and the house on the beautiful street with an area of 30m2 is also over 7 billion VND. The current apartment price is over 100 million VND/m2.
According to Mr. An, the price of 4-5 billion VND is considered a " rare price" for inner-city areas in Hanoi.
"It is undeniable that the price of houses in alleys in central areas of Hanoi has fluctuated continuously since the beginning of the year. In each area, the price is fluctuating from 200-300 million VND/m2" - Mr. An frankly acknowledged.
