Similarly, Mr. Le Van Minh (born in 1988, looking to buy a house in an alley in Dong Da district, Hanoi) also informed that although he has asked many brokerage firms, he has not yet found a satisfactory house in an alley priced under 5 billion VND to facilitate his business and online trading.
According to Mr. Minh, the price of houses in alleys in Hanoi's inner city has been continuously increasing. With savings of 4 billion VND, his family is forced to temporarily put aside their plan to buy a house at this time.
However, according to Lao Dong reporters' research, although prices are continuously increasing, there is still no detailed statistical data on the actual number of transactions in the alley housing segment in central districts of Hanoi.
Data from the OneHousing Center for Market Research and Customer Insights shows that in August 2024, transactions in the residential land segment in the West of Hanoi (Cau Giay, Nam Tu Liem, Bac Tu Liem, Ha Dong districts) are leading the market with about 1,200 transactions (accounting for 36% of the market share). Next is the East of Hanoi (Gia Lam, Long Bien districts) with about 1,100 transactions (accounting for 33% of the market share).
Referring to the above content, Mr. Tran Duc Khang - Sales Director of Region 2 of OneHousing - informed that it is currently very difficult to find a house in an alley with a budget of 3-4 billion VND in the inner city of Hanoi.
According to analysts, a house in a moderate alley, with motorbikes passing each other, with adequate functions, with an area of 30m2, 2-3 bedrooms, if calculating the land price alone, would be around 100 million VND/m2, plus construction costs, the transaction price would be over 4 billion VND.
