According to Lao Dong reporters, land prices in Dong Anh district are currently at a high level, exceeding 100 million VND/m2.
For example, a 74m2 plot of land in Bau village (Kim Chung commune, Dong Anh district) is currently being sold by its owner for VND8.91 billion, equivalent to more than VND119 million/m2. The seller of this plot of land said that this is a rare "beauty queen" plot of land, located on two sides of a road in a large industrial park.
A 60m2 plot of land in Tien Duong commune (Dong Anh district) was sold by the owner for 10 billion VND, equivalent to about 165 million VND/m2, which also stunned many investors.
Notably, although located on the main axis of Tien Hung village (Nguyen Khe commune, Dong Anh district), the 80m2 plot of land here is also being offered for 6.4 billion VND, equivalent to 80 million VND/m2.
Mr. Nguyen Van Bao (55 years old, living in Vinh Ngoc commune, Dong Anh district) said that recently, the land segment here has attracted many people's attention when large projects are about to be implemented.
Mr. Bao shared that the land segment in Dong Anh district has tended to increase strongly, fluctuating from 100-150 million VND/m2. Many real estate investors also regularly come here to survey, exchange, and buy and sell.
Many real estate experts also commented that information about planning, along with the recovery of the general market following the effects of new laws, especially the new land price list, has increased interest in land.
Currently, the entities in the market actively accelerate the access to the new legal system, since the three laws are the Law on Real Estate Business 2023, the Housing Law 2023, the Land Law 2024 takes effect from 1.8.2024.
Referring to this content, Mr. Nguyen Van Dinh - Chairman of the Vietnam Real Estate Brokers Association (Vars) - commented that in the Northern region, land prices in some districts on the outskirts of Hanoi are showing signs of local fever, with transactions increasing and then going sideways. The market has seen more investors hunting for land.
Besides, land auction activities in some localities also attract much attention, affecting the real estate market.
According to experts, investors need to be alert, avoid following trends, and invest in crowd surfing to limit the risk of burying capital.
