According to Lao Dong reporters, the land segment in the suburbs of Da Nang is on the rise, attracting investors despite high prices.
For example, in Hoa Xuan ward, the price of 8m wide road- surface land is priced at 55-60 million VND/m2, an increase of 20-30% compared to a year ago.
In Ngu Hanh Son ward, land prices are about 45-65 million VND/m2, even plots of land in prime locations have appeared with prices of 200-220 million VND/m2.
In wards such as Lien Chieu, Hoa Khanh... land prices mainly fluctuate around 50-60 million VND/m2, an increase of 20% after a year.
Mr. Nguyen Dinh Tri (residing in Hoa Xuan ward, Da Nang city) - said that from the beginning of 2025 until now, land prices in the suburbs of Da Nang have shown signs of increasing again, especially in areas with clear infrastructure planning such as Hoa Xuan and Hoa Quy.
According to Mr. Tri, the land price here used to only fluctuate around 30-40 million VND/m2, now many plots are being advertised by owners for 50-70 million VND/m2, even higher if located in beautiful locations, near rivers and major roads.
Talking with Lao Dong, Mr. Pham Quang Minh (a long-time real estate investor in Da Nang) - said that since the beginning of 2025, the transaction volume of the land segment in many areas on the outskirts of Da Nang has shown signs of being vibrant again, especially after the time of administrative merger.

A recent report by DKRA Group Real Estate Group in the third quarter of 2025 - shows that the primary supply of the land segment in Da Nang has increased by 85% compared to the same period in 2024. In which Ngu Hanh Son ward is leading with an account for 91% of the supply and 99% of new consumption.
Also according to DKRA's forecast, in the fourth quarter of 2025, about 850-950 new land products will be opened for sale, mainly in Ngu Hanh Son ward, Dien Ban Dong, however, the price level will continue to be high.
