Talking to Lao Dong, Ms. Nguyen Thi Minh (living in Van Canh commune, Hoai Duc district) shared that many people living here were surprised when the price of service land is currently offered from 100-150 million VND/m2, depending on the location.
"With a fairly high selling price, many service land lots are being bought and resold by investors. I was very surprised when my family's land lot was being asked to buy for 110 million VND/m2, nearly double compared to 2021" - Ms. Minh said.
Similarly, Mr. Tran Van Luong (living in Hoai Duc district, Hanoi) informed that from the beginning of 2024 until now, the price of service land in Van Canh commune has tended to increase by 5-10%, however, the number of successful transactions is still small.
Mr. Luong added that many service land lots have beautiful locations in the 6.9ha area of Van Canh commune, with an area of 71.7m2 but have a selling price of 8.6 billion VND, equivalent to 120 million VND/m2, which makes many people here surprised.
However, according to Lao Dong reporters' research, although the price of service land for sale in Hoai Duc district (Hanoi) tends to increase, there is still no detailed statistical data on the number of actual transactions on the market.
Many real estate investment organizations also note that, with the fluctuation of land prices for sale on the market continuously increasing, it is not excluded that real estate brokers and sellers are trying to push up market prices.
A survey by the website PropertyGuru Vietnam from the beginning of 2024 to present shows that Hanoi service land (the type of land compensated by the State after reclaiming agricultural land from people to build projects) is showing a slight increase in selling price.
Accordingly, service land in Van Canh commune (Hoai Duc district) located on the main road frontage, is being offered for sale at an increased price from 130 million VND/m2 to 133-136 million VND/m2. Service land in Van Canh area of 4.5ha, with 11m wide road, is also being offered for sale at an increased price from 85-95 million VND/m2 to 88-97 million VND/m2.
Service land in Lai Yen commune (Hoai Duc district) also tends to increase slightly in price compared to the beginning of 2024. For lots of 36m road, land prices increased from 90-95 million VND/m2 to 91.5-97 million VND/m2. Service land on double road 40m2, the asking price increased from 120-140 million VND/m2 to 123-145 million VND/m2...
Mr. Vo Hong Thang - Director of consulting and project development services at DKRA Group - commented that land and service land are still sustainable investment channels, and their attraction to investors will hardly decrease.
According to Mr. Vo Hong Thang, Vietnamese people often prefer houses attached to land, land plots, and service land, which are considered safe channels for accumulating assets and generating high profits.
Experts say that investors who want to buy land or service land in Hanoi at this time need to carefully research the legal aspects, red books, and utilities, and should compare prices with neighboring areas to avoid future risks.
