The August 2025 Da Nang real estate market report by DKRA Consulting shows that for resort villas, primary supply continues to decrease, down about 8% over the same period.
Most of the current supply comes from inventories of old projects, while new supply has been almost absent for the past 3 years.
According to DKRA Consulting, demand is remaining at a very low level, the resort real estate market is quiet and has almost no transactions recorded in the month. Primary selling prices are stable, not significantly fluctuating compared to the same period.
Although investors have launched many preferential policies, discounts, interest rate support and stimulus programs, liquidity has not improved. Market sentiment continues to be affected, investor confidence is low, leading to a prolonged state of gloom and there are no signs of a short-term recovery.
Notably, in the resort shophouse market, the supply in the past time has not changed much compared to the same period last year, mostly still inventory from old projects.
The market continued to be quiet when there were no transactions recorded during the month, most projects were closed or had violations, making liquidity difficult.
The hotel apartment segment (condotel), primary supply also remains low, new supply is almost non-existent. The market was quiet, no transactions were recorded in the month. Notably, in this segment, Dien Ban Dong ward and Ngu Hanh Son ward continue to lead the market, accounting for 59% of the total primary supply in the city.
Many experts believe that although the Da Nang resort real estate market is still quiet, the city's socio-economic picture has recorded many positive signals. This could be a premise and potential driving force for the resort real estate market to gradually recover in the medium and long term.
In the first 8 months of 2025, Da Nang's average CPI increased by 3.32%; FDI capital reached 333.3 million USD, of which 72 projects were newly granted. The tourism industry also recovered strongly, recording 12.8 million visitors and accommodation revenue reaching VND13,361 billion.
