Area 2 (Dan Chu station, Hoa Hung, Le Thi Rieng, Pham Van Hai, Bay Hien): To the North bordering Hoang Van Thu street, Xuan Dieu street, Nguyen Thai Binh street; to the East bordering Nhieu Loc canal, Hoang Sa street, Truong Sa street, Ba Huyen Thanh Quan street, Ly Chinh Thang street, Dien Bien Phu street; to the West bordering To Hien Thanh street, Ho Ba Kien street, Le Thi Rieng park, Banh Van Tran street, Nam Chau street; to the South bordering Cach Mang Thang Tam street, Hoa Hung street. Area of about 265.07 ha.
Area 3 (Nguyen Hong Dao station): To the North bordering Cong Hoa street and Dong Xoai street; to the East bordering Truong Chinh street, bordering Hoang Hoa Tham street, Dong Den street; to the West bordering Truong Cong Dinh street, Ap Bac street; to the South bordering Bau Cat street. Area of about 43.81 ha.
Area 4 (Ba Queo station, Pham Van Bach, Tay Thanh): East bordering residential land functional street, Truong Chinh street, Tan Son Nhat airport area, Pham Van Bach street, Tran Thai Tong street, Phan Huy Ich street; West bordering industrial land, residential land functional street and Tay Thanh street, CN2 street, D15 street, D10 street, D16 street, D9 street, Che Lan Vien street, alley 71, Le Trong Tan street; South bordering residential land functional street, public service works land and Tan Ky Tan Quy street; North bordering industrial park, CN5 street. Area of about 148.92 ha.
Area 5, station and Depot Tham Luong: To the East bordering Tan Thoi Nhat street, street No. 22, street No. 17, existing residential street area and Tham Luong canal; to the West bordering 19/5 canal; to the South bordering Le Trong Tan street; functional street area of mixed land and green trees, technical infrastructure land, public service works land and Tham Luong canal; to the North bordering Phan Van Hon street. Area of about 292.81 ha.
The boundaries of TOD areas can be adjusted during the research process to suit the actual conditions and related projects.

TOD (urban development oriented towards public transport) is a model that takes traffic hubs such as metro stations as the development center. The surrounding area is planned with high density, integrating housing, commerce, offices and public utilities within a pedestrian-friendly area.
This model helps to effectively exploit land funds, reduce dependence on personal vehicles, limit environmental pollution, and create resources from land value, underground space and elevated space to reinvest in the public transport system.
The Urban Development Management Board (under the Department of Planning and Architecture) is assigned to organize current status surveys, develop planning projects and be responsible for the accuracy of data. The planning period is up to 4 months from the date of approval of the research boundaries.
The Department of Planning and Architecture is the appraisal agency, and the Ho Chi Minh City People's Committee is the agency that approves the TOD planning projects along the Ben Thanh - Tham Luong Metro line.
The Ben Thanh - Tham Luong Metro line was started on January 15, 2026, nearly 11.3 km long connecting the central and Northwest areas of Ho Chi Minh City. Of which, more than 9 km is underground, the rest is elevated section and access road to the depot.
The line has 10 underground stations, 1 elevated station and 1 depot, expected to be completed in 2030.
