These are 3 of 9 locations that Ho Chi Minh City has chosen to pilot the TOD model (transit-oriented urban development) in the period of 2024 - 2025.
Tan Binh District Exhibition and Sports Center, located in a prime area with an area of about 5.1 hectares, will be one of the first areas to be implemented according to the TOD model.
This location is adjacent to four major roads: Truong Chinh, Hoang Van Thu, Xuan Dieu and Xuan Hong, convenient for traffic connection.
Currently, the center has an 800 m2 gymnasium with a capacity of up to 2,000 people, serving training for sports teams and hosting many major tournaments.
In the future, Ho Chi Minh City plans to develop this area into a commercial - service center, a multi-purpose cultural - sports center and an underground parking lot connecting to Metro lines 2 and 5. This conversion will not only enhance the convenience for residents, but also optimize the efficiency of land use around the Bay Hien Metro station.
Block I/82A Tay Thanh in Tan Phu District, with an area of 26 hectares, adjacent to Tay Thanh and Truong Chinh streets. Currently, this area has a lot of vacant land and some areas are being rented out as cinemas and warehouses.
In the future, this place will be planned into a compact urban area, while exploiting more underground space, optimizing land use efficiency around Tan Binh station and Tham Luong depot of Metro line 2.
The third location is Area C300, located between District 10 and Tan Binh, with an area of nearly 41 hectares, about 800 - 1,000 m from Le Thi Rieng Park.
This area is surrounded by Thanh Thai, Ly Thuong Kiet, Bac Hai and To Hien Thanh streets. Currently, Area C300 is used as a parking lot and warehouse, and there are shops renting ornamental plants along the street frontages.
According to the plan, this land will be converted into a compact urban area with the aim of improving land use efficiency and creating more living space for people around Le Thi Rieng station.
The Ho Chi Minh City People's Committee has assigned relevant agencies to determine the boundaries, legal status and detailed planning for these areas, with the goal of completing the planning process and selecting investors by 2025.
According to Resolution 98, Ho Chi Minh City is allowed to pilot the TOD model and use the budget to compensate and support resettlement for areas near metro stations and important traffic points such as Ring Road 3.
This policy helps Ho Chi Minh City be flexible in adjusting construction density and technical infrastructure targets.
Ho Chi Minh City expects the TOD model to optimize land value around stations, creating more capital to reinvest in transport infrastructure. At the same time, TOD increases population density near key traffic points, promoting the attractiveness of the public transport system.
In addition to the 3 locations along Metro Line 2, Ho Chi Minh City also selected 6 other land plots to develop TOD in the 2024 - 2025 period. Of which, the area around Phuoc Long station (Thu Duc City) belongs to Metro Line 1 (Ben Thanh - Suoi Tien) with an area of over 160 hectares.
Beltway 3 has 5 locations: Coconut Farm (152.6 ha) and Long Binh area (29 ha) in Thu Duc City; 198.4 ha area in Tan Hiep, 389.3 ha area in Xuan Thoi Thuong and 104.9 ha area in Xuan Thoi Son (Hoc Mon district).
