Hung Long Real Estate increases bond debt

In just over 2 months, Hung Long Real Estate has successfully mobilized 16,000 billion VND from bond issuance.

According to information announced on the Hanoi Stock Exchange, on September 10, 2026, Hung Long Real Estate Development Joint Stock Company issued 20,000 bonds with code HULL12603, par value of 100 million VND/bond. The total issuance value reached 2,000 billion VND. The bond lot has a term of 36 months, maturity date of September 10, 2029, interest rate of 10%/year.

This is the third time Hung Long has mobilized capital through the bond channel since the end of June 2026. Previously, on August 28, 2026, the enterprise issued 70,000 HULL12602 bonds, with a face value of 100 million VND/bond, thereby mobilizing 7,000 billion VND. The bond lot has a term of 84 months, equivalent to 7 years, maturing on August 28, 2033, with an interest rate of 10.6%/year.

On June 30, 2026, Hung Long also issued a bond lot code HUL32601 with a total value of 7,000 billion VND. This bond lot has a term of 12 months, maturing on June 30, 2027, interest rate of 10%/year.

Thus, through 3 issuances from June 30 to September 10, 2026, Hung Long Real Estate has mobilized a total of VND 16,000 billion of bonds. Bond lots have terms from 12-84 months, interest rates range from 10-10.6%/year.

The continuous mobilization of large-scale capital is taking place in the context of a significant change in Hung Long's capital structure.

According to the financial statements for the first 6 months of 2026, as of June 30, 2026, the enterprise's owner's equity reached more than 6,546 billion VND, about 312 times higher than the level of more than 21 billion VND in the previous period. This increase mainly came from owner's investment capital, when this target increased from 20 billion VND to 6,520 billion VND. Undistributed profit after tax also increased from more than 1 billion VND to more than 26 billion VND.

However, Hung Long's payables also increased sharply, from 73 million VND to more than 18,795 billion VND. Of which, outstanding bond debt reached more than 6,937 billion VND, all issued in the period. The enterprise did not record bank loans in the period, and other payables amounted to more than 11,858 billion VND.

According to the semi-annual bond principal and interest payment situation report for 2026, Hung Long has not incurred principal and interest payments for bonds in the period from January 1 to June 30, 2026.

With the above scale, the enterprise's payables are equivalent to 0.7 times the total assets and 2.9 times the equity. The short-term payment ratio and the quick payment ratio are both at 2.8 times, a sharp decrease compared to the level of 289.3 times in the previous period.

The rapid expansion of capital sources has also not been converted correspondingly into profitability. In the first 6 months of 2026, Hung Long achieved VND 30.9 billion in pre-tax profit and VND 24.7 billion in after-tax profit, both increasing by about 45 times compared to the same period.

Indicators reflecting profitability all decreased. The return on equity (ROA) decreased from 2.6% to 0.1%; the return on equity (ROE) decreased from 2.6% to 0.4%.

Hung Long Real Estate Development Joint Stock Company was established on May 15, 2024, headquartered in Hong Gai ward, Quang Ninh. The enterprise mainly operates in the real estate sector and is currently a non-public joint stock company.
