Accommodation demand creates cash flow space
The "most livable city in Vietnam" is maintaining tourism growth momentum, leading to accommodation demand from many customer groups: from short-term tourists to working people, experts or digital nomads (digital nomads) staying longer. According to Yandex Travel data, hotel bookings in Da Nang in the first 6 months of 2026 increased by 155% compared to the same period in 2025; the second quarter alone increased by 42% compared to the first quarter.
This market size creates conditions for many types of accommodation to develop. Among them, serviced apartments with convenient connection locations and sufficient amenities like staying at home will be suitable for groups of tenants who want to stay longer than a regular trip.
According to a representative of Sun Property in Da Nang, some Han River-side apartments are currently rented at around 18-25 million VND/month. For 2-bedroom apartments with large areas, the rental price can reach about 35 million VND/month; especially at The Panoma building, some 2-bedroom apartments are rented by foreigners for up to 42 million VND/month.
The above price level shows that the cash flow problem of Da Nang central apartments is calculated based on actual rental prices instead of just expecting asset price increases. According to DKRA's market research, the boom in the tourism industry has caused apartments in Da Nang to have a stable rental profit of 8-9%, significantly higher than major markets such as Hanoi or Ho Chi Minh City (fluctuating at 3%/year).
The central Da Nang real estate market is attracting attention to Symphony 5 tower located on Le Van Duyet - Tran Hung Dao street along the Han River. At 12 million VND/month, this rate is about 8%; and if the rent reaches 18 million VND/month (as recorded on the market), the revenue is equivalent to about 12%. This is the revenue ratio calculated on the cost of goods sold, excluding operating, management, maintenance, interior costs or the time the apartment has no tenants.

Balancing between use and exploitation is also a solution considered. When needing an apartment to live in or relax, the owner can use it according to personal needs; the remaining time can be considered for lease.
The project completion time is also a factor that buyers need to refer to. Towers S1, S2 and S3 belonging to the Sun Symphony Residence complex have started handover from May and received red books from June 2026. Symphony 5 when completed will enjoy the amenities of the entire area and the heat of the existing residential community.
