This is a group 2 villa with architectural, landscape, historical and cultural values, so it cannot be sold but can only be auctioned for lease with a 50-year land use right lease.
The winning bidder was Anh Duong Trading Service Joint Stock Company with a winning bid price of over VND 1.7 billion/year. The difference after the auction was not high compared to the approved starting price of over VND 1.699 billion/year.
This enterprise must pay a one-time payment for a 10-year period of more than 17 billion VND. After the 10-year period, the land rental price will be adjusted according to the law at the time of adjustment.
In the rental price of more than 17 billion VND/10 years, there is more than 5.5 billion VND for renting assets on land and more than 11.5 billion VND for renting land use rights.
The auctioned property for lease includes a 3-storey villa with a total floor area of 619m2, fronting Hung Vuong Street, on the list of grade 2 villas of Da Lat city; the auctioned land area for lease is 1,922m2 with the purpose of land use being commercial services.
Villa and land at 15 Hung Vuong are owned by the State and managed by the State after 1975. This place was successively assigned to units such as Lam Dong Housing Development and Business Company; Lam Dong Agricultural Extension Center; Ho Chi Minh City University of Technology; Housing Management Center; Da Lat City People's Committee for management and use.
Before the successful auction for lease, this location was vacant. The winning bidder must maintain the original main villa in its original state. In case of necessity to renovate the villa, it must comply with the provisions of Clause 4, Article 87 of the Housing Law 2015.
