HCMC proposes two options to apply the 2026 land price list
The Department of Agriculture and Environment of Ho Chi Minh City said that the time frame from now until the end of the year is only over 100 working days, not enough to fully complete the process of building a new price list. Therefore, this agency proposes two options to apply for the post-merger period.

Option one is that the Ho Chi Minh City People's Committee approves the Department of Agriculture and Environment to select a consulting unit in the form of bidding appointment and applying shortened procedures, in order to issue the first land price list on January 1, 2026.
Option two is to keep the three land price lists issued in Ho Chi Minh City, Binh Duong and Ba Ria - Vung Tau before merging and integrating into a common price list applicable from January 1, 2026 until a new price list is available.
According to the analysis of the Department of Agriculture and Environment, all three price lists have just been adjusted, issued legally and are still valid until the end of 2025. Keeping prices unchanged will help stabilize the real estate market during the slow recovery period, accurately reflecting the absorption capacity of each area and creating more time to prepare a synchronous database for a unified price list. Apartments in the West of Ho Chi Minh City increase to 250 million VND/unit
The apartment market in the western area of Ho Chi Minh City is growing in both selling price and rental price.

A survey by Batdongsan.com.vn recorded that the price level in the secondary market of apartments in the western area of Ho Chi Minh City has fluctuated significantly in recent times.
In the old District 6, the selling price of apartment D - Homme ( now in Binh Phu Ward, Ho Chi Minh City) increased by about 150 - 250 million VND compared to more than a year ago. The average selling price of apartments here is 65 - 74 million VND/m2, 2-3 higher than last year. There are even many corner apartments with beautiful locations, the selling price can increase by an average of 300 million VND/apartment compared to 1 year ago.
Or at present, Lucky Palace project in Binh Tay ward (HCMC), the selling price is at a common level of 50 - 60 million VND/m2, an increase of about 2-3 prices compared to the common level of 47 - 58 million VND/m2 last year.
In the area of Tan Thoi Nhat ward, the old district 12, now Dong Hung Thuan ward (HCMC), the selling price of Prosper Plaza apartments is at 43 - 48 million VND/m2, this price also increased by 2 - 4 prices compared to the same period last year, causing the total increase of an apartment to average about 200 million VND/apartment. The auctioned land plot in Quang Tri is 3.72 times higher than the starting price
On August 9, the Quang Tri Provincial Property Auction Service Center announced that it had just organized an auction of 18 plots of land in Land Area 7C, Detailed Planning of the Residential Area South of Tran Hung Dao Street, Dong Hoi Ward (now Nam Ly Ward).

According to the Center, the auction attracted 181 customers with 611 bids. The plots of land have an area of 48.3m2 to 183.5m2, starting price from 793.8 million VND/plot to more than 3.015 billion VND/plot. The total auction area is 1,734.7m2, with a total starting price of more than 28.85 billion VND.
As a result, 18/18 plots of land were successfully auctioned, earning nearly 86 billion VND, nearly 57 billion VND higher than the starting price.
Notably, plot C17 (plot 266, map sheet No.): 104.8m2, starting price over VND 2.066 billion, paid up to VND 7.689 billion, 3.72 times the original price, equivalent to over VND 73 million/m2.
It is known that these plots of land have prime locations, right in the ward center, synchronous infrastructure, so they attract a large number of customers to participate, creating a high winning price. See more...
