As Lao Dong reported, many rows of commercial townhouses worth nearly ten billion VND on Me Linh street are vacant, while thousands of people jostle to submit applications to buy social housing, which is a paradox in the Da Nang real estate market.
An urban picture is clearly seen when high-end real estate is in a state of prolonged stagnation, the segment for low-income people is overloaded and lacking in supply. Not only the supply-demand imbalance, this signal shows that the Da Nang real estate market still lacks a segment approaching the real needs of the people.
With a length of more than 3km, many houses on Me Linh Street are continuously hanging signs for rent, advertisements for sale, and have been left empty for many months. Once expected to be a bustling business area, this row of townhouses is still covered with dust and locked, the premises are deserted.
Meanwhile, the scene of many people lining up and jostling to submit documents and seek opportunities to own social housing apartments took place at the An Trung 2 Social Housing Project.
Notably, the area of apartments in the project ranges from 50 - 66m2, the average selling price is only about 16 million VND/m2, this is a price considered "easy to breathe", suitable for people's income.

Lawyer Nguyen Van Dinh - legal consultant in the field of real estate investment and business - informed that the current common phenomenon is urban area projects, commercial housing with villa, townhouse, shophouse products, subdivided land... after being completed and put into business, they have been abandoned for many years without any users.
These products belong to the mid-range and high-end segments, becoming a "surfing" investment channel, pushing up real estate prices, beyond the reach of the majority of people.
Experts say that the phenomenon of supply-demand imbalance has been warned in recent years when market supply has shifted towards the high-end housing segment and there is a lack of affordable housing.

Reporting at the 24th session of the 10th Da Nang City People's Council, term 2021-2026, Director of the Da Nang City Department of Construction Nguyen Ha Nam - informed that in the period of 2026 - 2031, Da Nang City (after the merger) must complete at least 27,148 units.
This is a very large number, requiring focused investment in social housing development to ensure the targets assigned by the Government.
At the National Online Conference between the Government and localities on economic growth scenarios for 2025 on July 16, Minister of Construction Tran Hong Minh said that the Ministry has piloted many specific policies for social housing development in 27 localities.
As of June 30, 2025, 35,631/100,000 social housing units have been completed, and 26 new projects with a total scale of 23,561 units have been started. The Ministry of Construction also reviewed and removed difficulties for 136/788 real estate projects and transferred the remaining cases to the Ministry of Finance for study and handling.
