According to Lao Dong reporter on July 15, with a length of more than 3km, many houses on Me Linh street are continuously hanging signs for rent, advertisements, and being left empty for many months.
Once expected to be a bustling business area, the row of townhouses is still covered with dust and locked, the premises are deserted.
Ms. Nguyen Thi Lien (character's name has been changed, living on Me Linh street) said that many homeowners here have asked her to look after and rent them out at very "soft" prices, so reporters can freely choose according to their needs.
According to Ms. Lien, the rental price of the rough houses here is only about 5 million VND/month, while many townhouses with completed furniture and elevators are priced at about 15 million VND/month, depending on the location.
"The rental price is cheap, some businesses have rented townhouses to use as warehouses and offices. Many houses here are being sold at prices ranging from 5-8 billion VND/unit, and are still hanging signs but have not found tenants, buyers, or have been left vacant for a long time" - Ms. Lien said.

Regarding the current demand for renting premises, Mr. Tran Duc Quoc (owner of a business store on Me Linh Street, Da Nang) - informed that renting premises is no longer necessary, the store is sometimes just a place to display to identify a brand.
According to Mr. Quoc, business households and store owners can sell through online channels and on e-commerce platforms. Therefore, if the rental price is still high, if the landlord does not reduce the rental price of the premises, it will be very difficult to retain customers and attract tenants.

Data from DKRA shows that in the second quarter of 2025, in the resort townhouse/shophouse segment, the data showed a significant increase in supply with 3,525 units, up 16% over the same period last year.
However, the consumption rate is extremely low, reaching only 42 units (equivalent to 1%) with the absorption rate almost the lowest in the entire segment today.
The supply of resort townhouses/shophouses is most concentrated in Tuyen Quang (5%), Gia Lai (15%), Khanh Hoa (10%) and Lam Dong (29%), reflecting the strategy of opening for sale in new markets or restructuring inventories in provinces with developed tourism but weak liquidity.
Notably, primary prices also have a significant differentiation, the type of resort villas recorded the highest price belongs to the South (155.7 million VND/m2), followed by the Central region (134.4 million VND/m2) and the North (106 million VND/m2).
Many real estate experts believe that the lack of synchronous planning and failure to ensure a large enough density of residents has caused many townhouses in provinces and cities to fall into a "dead street" situation, making it difficult to rent and sell.
