The People's Committee of Quang Ninh province issued Decision 39/2025/QD-UBND to adjust the position in the land price list together with Decision 42/2019/QD-UBND regulating land prices in Quang Ninh province from January 1, 2020 to December 31, 2024 and Decision 62/2024/QD-UBND according to the provisions of Clause 1, Article 257 of the 2024 Land Law on updating the Quang Ninh land price list.
Below is a summary of the adjustment of land price lists in all wards of Uong Bi City, Quang Ninh Province along with Decision No. 62/2024/QD-UBND dated December 14, 2024 of the People's Committee of Quang Ninh Province:
Thanh Son ward is currently offering for sale at land prices from 1.05 - 21.2 million VND/m2. Low prices are located at locations with road surfaces 2 to under 3m wide, concrete or asphalt pavement (including roadside). The price of more than 21 million VND/m2 is located on the main road along Tran Nhan Tong Street (From Song Sinh I Bridge to Sen Bridge and the road from the spillway to the west of Song Sinh I Bridge).
Quang Trung ward land prices range from 900,000 VND - 40.8 million VND/m2. The lowest price is from 1.02 million VND/m2 applied to the remaining locations in Zone 1 (northeast of Hang Hum hill). The price exceeds 40 million VND/m2 for locations adjacent to the main road of Quang Trung street, from Song Sinh I bridge to Gay bridge.
Trung Vuong Ward is currently trading land prices from 450,000 VND - 17.7 million VND/m2. According to the survey, the lowest price is for sale at the remaining road surface locations of Den Cong 1 area (except for the locations of Cang Bo hamlet). With a price of 17.7 million VND/m2, buyers will be able to own gold positions at locations adjacent to the old 18A road (from Song Uong bridge to the new National Highway 18A intersection).
Nam Khe ward witnessed prices ranging from 900,000 - 11.2 million VND/m2. The lowest prices are determined to be the remaining areas of Bach Dang Street, Uong Bi Street - Song Chanh Bridge, Chup Khe I and Chup Khe II streets. Meanwhile, the highest price is 11.2 million VND/m2 on the road section from the border of Trung Vuong ward to Chup Khe II bridge.

Yen Thanh ward has a land price of only 750,000 VND/m2. This price applies to locations in Phu Thanh Dong area, Gac mountain area, group 32 of the old Duong Ca. The highest price is located at locations adjacent to Tran Nhan Tong Street (from Song Sinh I Bridge to Sen Bridge) reaching VND 21,240,000 million/m2.
Bac Son Ward announced the urban land price from 600,000 VND/m2. The lowest price applies to the remaining areas of Bac Son Street, Dap tran Street, Bai Soi Street, 12 Khe Street... The highest price is only from 5 million VND/m2 for locations adjacent to the surface of Dap tran Street (from the beginning of the west of the Dap tran of Uong Bi Power Plant to the road leading to the Freshwater Lake).
Vang Danh ward from 660,000 VND/m2 for locations adjacent to a road surface of over 3m wide, a dirt road surface, and the remaining locations of the residential area of Dong Bong and Mieu Than villages. The highest price in Vang Danh ward is 10 times the lowest in the area, currently located at the section from the 274 spillway to the end of Hoang Van Thu school on Nguyen Van Cu street.
Phuong Dong ward has a higher price when the lowest area is listed at 900,000 VND/m2. With a price of more than 12.7 million VND/m2, buyers can choose locations in the Resettlement Area Planning West of Cau Sen Intersection, especially plots of land in lots A5 and A8.
Phuong Nam Ward adjusted the lowest price to 800,000 VND/m2 located in Da Bac area and Cam Hong area, Hiep An I area. The highest price currently of nearly 10 million VND/m2 belongs to the locations along the main road along National Highway 10 from Trang Bridge to Da Bac Bridge, the section from the intersection of HCR Street to the culvert across Hang Ma River.
