Talking to reporters, a woman named Tam (in blue shirt, the character's name has been changed) said that her group has nearly 10 people participating in today's auction. This woman affirmed that land auctions are important because there must be "tricks" and "clubs" so that if you want to get any lot, you will get it. Currently, the authorities are tightening the land auction, so her group must find a way to deal with it.

"The common price step applied in each round is 6 million VND/m2. After each step, the price can increase by 600 million VND/lot, and in the second step, the price increases by 1.2 billion VND/lot. Therefore, it is necessary to stick to the floor price through each round, not to raise the price too high. We participate in the auction of many plots of land, if we are not careful, we will lose. When bidding, we must have someone to guide us, otherwise it will be difficult to win the auction," said Ms. Tam.

Another man named Nam (Hanoi, black shirt in the photo) said that his group will help the buyer bid whatever price they want and only need to pay a "slight" difference. This person affirmed that he can 100% win the auction with the price the player wants.

Not only auctioning in Hoai Duc, Mr. Nam said that today his group divided into many small groups to participate in the auction in Ung Hoa district (Hanoi). People who want to buy just need to leave their phone number, after the auction ends, they can immediately sell the land plots at a higher price.

Ms. Tran Thi Mui (Hoai Duc, Hanoi) said that today's auction price is expected to be equal to or exceed the auction price on November 4. "Although the number of participants is less than that auction, as far as I know, today there are many groups of land brokers participating in the auction, so it is predicted that the price will continue to be pushed up, possibly exceeding 100 million VND/m2," Ms. Mui said.

Dr. Tran Xuan Luong - Deputy Director of the Vietnam Institute for Real Estate Market Research and Evaluation said that land auctions are becoming a prominent issue as land prices are pushed up.

Accordingly, there are many tricks behind the auctions. These are the tactics of speculators from other places, these groups participate in the auction, then quickly resell at a large difference. They do not intend to develop the land, but only wait for the opportunity to make short-term profits, causing market fluctuations and making it difficult for those with real needs.

According to Mr. Luong, when real estate prices are pushed up unreasonably, the market is likely to fall into a “bubble” state, creating the risk of the “bubble” bursting when the market adjusts. At this time, all risks from the virtual price trap will be borne by investors.

The 32 plots of land (LK05 and LK06) put up for auction today are located in the Long Khuc field, Tien Yen commune. The plots range in area from 97 - 172m2; the deposit for each plot ranges from 142 - 251 million VND. The starting price is 7.3 million VND/m2.

The auction format is still direct voting in multiple rounds, minimum 6 rounds. The common price step applied in all rounds is 6 million VND/m2.
