According to the newly issued decision, Da Nang applies different land price adjustment coefficients depending on the location and planning of each residential area. Specifically, for the Hoa Nhon Industrial Cluster Resettlement Area, people are allocated land on roads 5.5m wide and 7.5m wide will apply an adjustment coefficient of 1.1 on the land price level. Similarly, the coefficient 1.1 is also applied to the 5.5m road in Resettlement Area No. 4 belonging to the DT 602 road land fund exploitation strip, based on the land price level prescribed in 2015.
The 5.5m road area at Resettlement Area No. 3, belonging to the DT 602 road land fund exploitation strip, applies an adjustment coefficient of 1.9 according to the land price level regulated from 2017. For households cleared under the Hoa Phuoc - Hoa Khuong road project (front area of DT 605) to be resettled on the 7.5m x 2 road, a coefficient of 1.7 will be applied based on the 2017 land price level.
This decision is applied to serve as a basis for collecting land use fees for households and individuals who have been allocated resettlement land in Ba Na and Hoa Tien communes before August 1, 2024, but so far the specific land price has not been determined. The promulgation of this regulation helps remove procedural difficulties and create favorable conditions for people to soon stabilize their lives after handing over land to serve infrastructure development projects.
To effectively implement this decision, Da Nang City People's Committee assigned the local authorities of Ba Na and Hoa Tien communes to take the lead in reviewing each specific case. Localities have the task of closely coordinating with tax authorities to identify, notify and provide detailed guidance to people on fulfilling financial obligations for land use fees in accordance with current legal regulations.
