According to statistics from DKRA Consulting in the second quarter of 2025, there were more than 2,600 apartments in Da Nang City and surrounding areas launched on the market, with nearly 1,500 apartments sold, an increase of 30% over the same period last year.
DKRA Consulting experts - analyzed, the apartment market in Da Nang also experienced an imbalance in supply between segments. The supply of class A and luxury apartments accounts for about 77% of the total primary supply in the market.
In addition to the fact that the selling prices of new projects are continuously anchored at high levels due to most positions in the high-end and luxury segments, the general secondary price level generally does not fluctuate much compared to the first quarter of 2025.
According to this unit, the supply of new apartments in the third quarter of 2025 is expected to increase, ranging from 1,500 - 2,500 units, mainly concentrated in Da Nang (old). The Class A apartment segment continues to account for a large proportion of the new supply structure to the market.

Also according to a report from CBRE Vietnam, the average primary apartment selling price has increased sharply over the past year, reaching 85 million VND/m2 in June 2025, an increase of 27% over the same period in 2024.
Most of the projects opened for sale from 2024 to present have prices from 65 million VND/m2 or more. In the first half of 2025 alone, the market will see luxury projects in the center and along the Han River with the highest selling price of up to 130 - 200 million VND/m2.
CBRE Vietnam forecasts that the Da Nang apartment market will continue to maintain strong growth momentum in the next 3 years, with about 10,000 new apartments for sale.
Commenting on the real estate market, Ms. Duong Thuy Dung - CEO of CBRE Vietnam - informed that the real estate market in Da Nang City continues to show positive prospects, thanks to strong support from economic recovery, attracting foreign investment and the explosion of the tourism industry.
Ms. Duong Thuy Dung analyzed that currently the average selling price of apartments in Da Nang City (divided equally for all projects) is around 85 million/m2.
Ms. Dung acknowledged that apartment prices have increased not only in Da Nang City, but also in big cities such as Hanoi with an increase of about 30 - 35%; Ho Chi Minh City has increased by about 20%.
The main reason for the increase in apartment prices in Da Nang City is the increase in land prices in large urban areas, especially key locations in the city. Land prices in Da Nang increased by 15-20%, even in some areas increased by 30%. Therefore, investors must increase apartment prices to compensate for the increase in land prices.
Ms. Duong Thuy Dung said that the quality of apartment products in Da Nang City has now improved significantly. Especially in the past 2 years, this city has begun to appear many luxury apartment projects, with prices above 120 million/m2.
