Risks for the real estate market
According to the Department of Construction of Dak Lak province, the whole province currently records about 50,000 real estate transactions, mainly land plots. In the first quarter of 2026, although there are no official figures, the market still maintains its vibrant momentum, forecast to increase compared to the same period.
However, reality shows that there are still many brokers without practicing certificates participating in the market, posing risks, causing price fluctuations and affecting the rights of buyers and sellers.
Mr. Nguyen Anh (resident of Buon Ma Thuot ward), a broker who just received a certificate at the beginning of 2026, said that the examination is currently managed strictly and transparently. However, there are still many cases of "underground" brokers, who only play the role of intermediaries, do not directly participate in transactions but receive commissions. Some land plots have to go through 3-4 brokers to successfully transact, contributing to pushing prices up.
Mr. Huynh Kieu, representative of An Land Group Real Estate Development Investment Joint Stock Company, said that brokers without expertise and certificates often work in a "quick-and-quick" style, lack understanding of laws and products, and are prone to disputes, causing damage to customers. The fact that a land plot goes through many intermediaries also reduces transparency and market confidence.
Currently, the business has 18 brokers, all of whom have practicing certificates. The business creates conditions for employees to train and take certificate exams to protect customer rights and contribute to the transparency of the local real estate market.
Tighten management
Mr. Tran Tien Loi - Chairman of the Dak Lak Provincial Real Estate Association - said that brokerage activities in the locality still have many shortcomings. Many individuals practice without certificates, lack legal knowledge and professional ethics. This leads to providing false information, inaccurate advice, and even colluding with speculation, creating "virtual fever", pushing land prices far beyond their real value.
This situation greatly affects investors and legitimate businesses. The Association requires members to ensure that 100% of brokerage staff have practicing certificates.
According to Mr. Loi, strictly controlling the testing and certificate issuance stages is a fundamental solution. When input standards are raised, practitioners are forced to fully equip themselves with legal knowledge, market knowledge, planning and consulting skills. Thereby, protecting customers and building a professional brokerage team.
Currently, the Department of Construction of Dak Lak province has issued a plan to organize the 2026 real estate brokerage practice certificate exam, with 2 phases in June and October, contributing to market transparency.
