Rural land for sale at 2 billion VND holds the throne

Hanoi - The land segment in suburban districts with a selling price of around 2 billion VND/plot is sought after by many investors.

According to Lao Dong reporters in early January 2025, many plots of land in the suburbs with clean legal documents and selling prices under 2 billion VND/plot have recently been sought after by many people.

Mr. Nguyen Huy Hoang (a long-time land investor in Thach That district) said that the land segment under 2 billion VND/plot here often attracts more customers than the segment with a price of 4-5 billion VND/plot.

According to Mr. Hoang, buying small plots of land with prices under 2 billion VND/plot is a popular trend among investors who want to catch the price increase wave in the future.

"The suburban land segment is showing signs of increasing in price. However, there are areas where the price increase is not too much, so investors like me are ready to spend money to buy land for less than 2 billion VND/plot" - Mr. Hoang said.

Similarly, Mr. Trinh Cong Minh (a long-time real estate investor in Thach That district) informed that when the new land price list takes effect, the real estate market will move to a new phase, and the price level of real estate products will also tend to increase.

According to Mr. Trinh Cong Minh, many investors tend to choose land products with legal status and suitable selling prices of about 2 billion VND in suburban districts because of the advantage of future price increase opportunities.

Referring to the above content, Mr. Dinh Minh Tuan - Director of PropertyGuru Vietnam in the Southern region - commented that the new land price list close to the market price will increase the land-related budget such as land clearance costs, land recovery compensation, and land-related taxes and fees.

According to experts, in general, land owners will benefit more. These regulations contribute to increasing the price of land from project land, agricultural land, non-commercial land and many other types of real estate, which are also expected to increase.

Savills Vietnam recently analyzed that the new land price list can cause real estate to continue to increase, especially the land segment. Therefore, many investors have recently tended to look for land plots with good prices and clear legal status to prepare for new developments in the real estate market.

Dr. Nguyen Van Dinh - Chairman of the Vietnam Association of Real Estate Brokers (Vars) - said that the sudden increase in apartment prices in both the primary and secondary markets in recent times has prompted a group of customers to shift to the real estate segment in the suburbs of Hanoi.

Experts say that in order to avoid falling into the trap of brokers, investors and land buyers with real housing needs need to carefully research the legal status and land use rights of the investment area, and even research the price level of the surrounding area before making a transaction to avoid being overcharged.
