On December 29, Yen Lang Commune People's Committee coordinated with Vietnam Auction Partnership Company to organize an auction of residential land use rights for 33 land plots in Yen Lang commune, Hanoi City (formerly Me Linh district).
Among these, there are 29 land plots at point X7, Nai Chau village, Chu Phan commune (old) and 4 land plots in Dong Truoc area, hamlet 4, Xa Mac village, Lien Mac commune (old). Land plots have an area of 95 to 190 m2, with starting prices from 5 - 7 million VND/m2. The auction is organized in the form of direct voting, applying the up-price method.

According to Lao Dong reporters' records, right from the morning, the Yen Lang Commune People's Committee headquarters area had a large number of people attending the auction session. A total of 91 people participated in the auction of land plots in this session.
At the auction, there were many brokerage groups, from localities such as Hung Yen, Bac Ninh, and groups specializing in participating in land auctions in Hanoi.

As a result, all 33 land plots were successfully auctioned. The winning price ranged from 34.5 to 57.6 million VND/m2, about 7 times higher than the starting price. The total winning bid amount reached more than 174 billion VND, about 151.6 billion VND higher than the total starting price.
Immediately after the auction session ended, the auction area became chaotic when many brokerage groups gathered to discuss the selling price differences of newly winning land plots. The difference prices were commonly offered from 100 - 300 million VND/land plot.

Previously, in 2024, the Me Linh district (old) was once considered a land auction hotspot, when many sessions recorded winning prices of nearly 100 million VND/m2. Typically, the auction of 11 land plots in Dong Cao village, Trang Viet commune took place on December 19, 2024.
The land plots at this auction have an area of 100 to 155 m2, with a starting price of only 1,515,000 VND/m2. The auction attracted 90 registered customers with 391 entries.
After 7 rounds of auctions, all 11 land plots were successfully auctioned, with a total winning bid of more than 106 billion VND. In which, the land plot with the highest winning price reached more than 97.5 million VND/m2, the lowest was also over 79.5 million VND/m2 - many times the starting price.
However, according to recent actual records, the winning land auction price in the Me Linh (old) area has shown signs of cooling down compared to the peak period of 2024.
Specifically, in April 2025, at the auction of 29 land plots (phase 1) at point X7, Nai Chau village, Chu Phan commune (old) - now Yen Lang commune, with an area from 100 to 177.64 m2/plot, total area of more than 3,016 m2, the starting price was determined to be 5,604,000 VND/m2. This auction attracted more than 100 participants with about 400 registered dossiers. As a result, the highest winning price reached 50.604 million VND/m2, the lowest was 30.604 million VND/m2.
Most recently, on December 27, Tien Thang commune (old Me Linh district) coordinated with Joint Stock Auction Company No. 5 - the State to organize an auction of land use rights for 33 land plots, with a total area of 3,241.7 m2. As a result, all land plots were successfully auctioned, with the highest winning price reaching 58.18 million VND/m2, the lowest being 39.18 million VND/m2. The total winning bid amount reached more than 161 billion VND, about 144.2 billion VND higher than the total starting price.
According to the assessment of many auction participants, although some land plots still record high winning prices and large differences compared to the starting price, in general, land auction prices in this area are tending to cool down. The reason is that many land plots put up for auction have incomplete infrastructure, are located far from residential areas, even in the middle of fields, making pushing prices too high difficult to ensure liquidity and not suitable for actual conditions.
The Property Auction Service Center (Hanoi Department of Justice) has just announced the organization of an auction of residential land use rights for 6 land plots with symbols from LK02-1 to LK02-6 in Cong Noi area, Tam Hiep commune (now Hat Mon commune) and 8 land plots with symbols from L03-05 to L03-12 in Cat Ha area, Tam Thuan commune (now Hat Mon commune), Hanoi city.
Land plots have an area of 96m2 - 149.3m2, with two starting prices of 6,452,000 VND/m2 and 7,919,000 VND/m2. The maximum construction height for land plots is 5 floors. The time to sell bid dossiers lasts from December 24, 2025 to January 13, 2026 at the headquarters of the Property Auction Service Center and the headquarters of the Investment - Infrastructure Project Management Board of Hat Mon commune.
The auction is expected to be held at 8:30 am on January 16, 2026 at the Hall of the Investment - Infrastructure Project Management Board of Hat Mon commune.
