According to Clause 5, Article 3 of Decree 357/2025/ND-CP, the electronic identification code of real estate products (including houses and floor area built in construction works) is a string of digits and letters with a maximum of no more than 40 characters issued separately for each house (apartment, detached) or real estate in construction works managed in the information system, database on housing and real estate.
In which, the electronic identification code of real estate products that are houses is regulated as follows:
- Electronic identification code of real estate products that are houses specified in Appendix I issued together with Decree 357/2025/ND-CP including information field groups:
+ Land plot identification code;
+ Project and construction work information code;
+ Location identification code (if any);
+ Natural character series.
- Electronic identification codes of real estate products that are houses are automatically created on the information system, databases on housing and the real estate market, and the Department of Construction shall attach electronic identification code information of real estate products that are houses to housing development projects in the area at the same time as issuing documents notifying that houses are eligible to sell houses formed in the future.
And the electronic identification code of real estate products is the construction floor area in the construction project, stipulated as follows:
- The electronic identification code of real estate products is the construction floor area in a construction project specified in Appendix I issued together with Decree 357/2025/ND-CP, including the groups of information fields:
+ Land plot identification code;
+ Project and construction work information code;
+ Location identification code (if any);
+ Natural character series.
- The electronic identification code of a real estate product is the construction floor area in a construction project that is automatically created on the information system, database on housing and the real estate market, and the Department of Construction shall attach the identification code information, which is the construction floor area in a construction project, to the construction floor area in a construction project in the area at the same time as issuing the appraisal results of the investment feasibility study report.
Decree 357/2025/ND-CP takes effect from March 1, 2026.
