Talking to Lao Dong, Mr. Nguyen Van Binh - a broker of a real estate company in Hanoi - said that apartment prices in Nam Tu Liem district have been increasing rapidly in recent times.
According to Mr. Binh, recently, apartment prices in Nam Tu Liem district have continuously increased, especially apartments located in the West of Hanoi with an average selling price of 60-90 million VND/m2, nearly 3 times higher than when they were opened for sale.
Similarly, Ms. Nguyen Thu Tra (living in Nam Tu Liem district, Hanoi) informed that in 2018, an apartment project in Tay Mo ward only had a starting price of 26-30 million VND/m2.
Up to now, many apartment buildings in Tay Mo ward have reached the 70-80 million VND/m2 mark, which surprised many people like her.

Analysis data from the website Batdongsan.com.vn just published in February 2025 shows that the level of interest in real estate in Hanoi and Ho Chi Minh City has increased 4-6 times compared to the end of 2024.
Also according to this analysis page, in Hanoi, buyers are focusing on looking for apartments in western districts such as Nam Tu Liem and Ha Dong.
For the Hanoi real estate market, a report by market research unit Onehousing also analyzed that the supply of new apartments in 2025 will mostly be in the high-end segment (VND 50-80 million/m2) and luxury (VND 80-230 million/m2). Of which, luxury apartments account for 36%.
It is expected that the average selling price of primary apartments can reach 72 million VND/m2 (excluding VAT and maintenance fees).
Talking to Lao Dong reporter, Mr. Nguyen The Diep - Member of the Vietnam Real Estate Association - commented that apartment prices in the West of Hanoi have been continuously increasing because the land price level here has also continuously increased in recent years.
Another important reason is the extremely scarce supply of apartments in Hanoi in recent years. This is a major "catalyst" pushing up the price level of apartments in the West of Hanoi in particular and Hanoi in general.
Experts say that the West of Hanoi is also a place with many ministries and branches, a large concentration of office companies, universities, colleges, etc. where housing demand is high, the area has recorded more interest and price increases than other areas.
