The Ministry of Construction has just announced information on housing and the real estate market in Quarter II/2026.
According to the Ministry of Construction, in the second quarter of 2026, the world economic context continues to be complex with risks from geopolitical instability, trade policy adjustments of major economies, inflationary pressure and exchange rate fluctuations, affecting trade, investment and market sentiment.
Regarding the land plot market, in the second quarter of 2026, the project land plot market in the secondary market generally tended to decrease after a long period of price increase. Land plot prices decreased by about 2-3% compared to the first quarter of 2026, mainly in the secondary market.

Land plot transaction volume recorded 73,438 successful transactions, equal to 67.4% compared to the first quarter of 2026 and equal to 59.9% compared to the same period in 2025.
The main reason is reduced liquidity, high capital costs, and investors tend to shift to products with real housing needs, clear legal status, and stable exploitation potential.
The average asking price of land plots nationwide decreased by about 2.5%, to about 40 million VND/m2. In Ho Chi Minh City alone, the price decreased by nearly 3%, to about 66 million VND/m2.
Transfer prices at many projects generally decreased by 3-6% compared to the previous quarter, especially for products with high value or under selling pressure.
In Hanoi, Cienco 5 Me Linh urban area is priced from 40-56 million VND/m2; Minh Giang Dam Va urban area is priced from 30-47 million VND/m2; Dai Kim - Dinh Cong new urban area is priced from 105-160 million VND/m2.
In Ho Chi Minh City, Blue Diamond Riverside is priced from 40-45 million VND/m2; Van Phuc City from 100-150 million VND/m2; Rio Vista from 95-110 million VND/m2 and Long Thuan Residential Area about 58-63 million VND/m2.
Although the price adjusted slightly, projects with favorable locations and complete legal status still maintained better liquidity than the general level.
In other localities, land plot prices are relatively stable. Nam Hoa Xuan urban area (Da Nang) fluctuates around 66-70 million VND/m2; Green Dragon City (Quang Ninh) about 50-56 million VND/m2; Izumi City (Dong Nai) about 57-61 million VND/m2 and Vinh Hoa urban area (Khanh Hoa) about 65-69 million VND/m2.
According to the Ministry of Construction, in general, the land plot market in Q2/2026 is in a correction phase and tends to balance after a hot upward cycle.
Investment demand mainly focuses on projects with transparent legal status, complete infrastructure and meeting real housing needs. This is the foundation for market recovery in the following quarters when credit conditions and liquidity improve.
