The land plot market in some areas is entering a correction phase after a period of strong price increases. According to data from Batdongsan. com. vn, in Bac Ly commune, former Hiep Hoa district (now Xuan Cam commune, Bac Ninh), the common land plot price is about 15 million VND/m2, down 54% compared to the peak of 33 million VND/m2 in the third quarter of 2025.
At the Aqua Garden project, Thong Nhat ward (former Hoa Binh city, now Phu Tho province), the common price is about 19.1 million VND/m2, down 55% compared to the peak of 42.8 million VND/m2 in the second quarter of 2025.
A stronger adjustment was recorded in Doan Bai commune, former Hiep Hoa district (now Hiep Hoa commune, Bac Ninh). The common price in the first and second quarters of 2026 is about 10 million VND/m2, down 65% compared to the peak of 29 million VND/m2 in the fourth quarter of 2025.
In Hanoi, Minh Giang Dam Va Urban Area (Me Linh commune) recorded a common price of about 30 million VND/m2 in Q2/2026, down 50% compared to the same period and a peak of 60 million VND/m2 in Q4/2025.
At Cienco 5 Me Linh Urban Area, the price in June 2026 is about 41.5 million VND/m2, 31.1% lower than the peak of 60.2 million VND/m2 in August 2025.
In Uy No commune, former Dong Anh district (now Dong Anh commune), the price in June 2026 was about 133 million VND/m2. This level still increased by 25.5% compared to the same period but decreased by 23.1% compared to the peak of 173 million VND/m2 in February 2026.
Meanwhile, in Phu Cat commune, former Quoc Oai district (now Phu Cat commune), the common price in Q2/2026 is about 33 million VND/m2, down 15.4% compared to the same period and the peak of 39 million VND/m2 in Q2/2025.
According to the Vietnam Real Estate Market Evaluation Research Institute (VARS IRE), the real estate market is undergoing a "healthy purification" process, in which asset selection criteria are also changing. Factors such as legality, investor capacity, actual exploitation capacity, liquidity and sustainable growth potential are increasingly focused on.
Suburban land is therefore no longer suitable for speculative thinking based on rumors or short-term price increase expectations as in the previous period. Hanoi's suburban real estate is being revalued, the market is increasingly prioritizing assets that can attract customers, be exploited year-round and create sustainable cash flow in the long term.
Ms. Pham Thi Mien - Deputy Director of VARS IRE - said that after a period of quite hot growth, the land plot market has recently shown signs of stagnation, and some cases of loss-cutting sales have been recorded.
However, according to Ms. Mien, the loss-cutting ratio is not too large. In fact, many cases are not sold below cost but mainly reduce the expected profit. Previously, land plot prices had increased sharply for a long time, pushing the price level up compared to the actual affordability of the market.
Dr. Nguyen Van Dinh - Vice Chairman of the Vietnam Real Estate Association - said that tightening legal regulations, controlling land plot subdivision and sale activities, along with the requirement for transparency of planning information, also contribute to reducing short-term speculative transactions, helping the market gradually enter a stable orbit.
According to Mr. Dinh, in the past period, land plot prices increased rapidly partly due to excessive expectations for infrastructure planning and information "following" large projects. When these factors are reviewed and verified, the market is forced to adjust to reflect the true value.
