The land plot market in some areas is recording a clear adjustment after a period of strong price increases. Notably, in some projects and areas in Phu Tho, Bac Ninh and Hanoi, popular land plot prices are currently lower by 50% to more than 65% compared to the peak.
According to data on the Batdongsan. com. vn platform, in Bac Ly commune, former Hiep Hoa district area (now Xuan Cam commune, Bac Ninh province), the common land plot price is currently about 15 million VND/m2, 54% lower than the peak of 33 million VND/m2 recorded in the third quarter of 2025.
At the Aqua Garden project, belonging to Thong Nhat ward (former Hoa Binh city, now Thong Nhat ward, Phu Tho province), the common land plot price is currently at about 19.1 million VND/m2, down 55% compared to the peak of 42.8 million VND/m2 recorded in the second quarter of 2025.
A deeper decrease was recorded in Doan Bai commune, belonging to the former Hiep Hoa district (now Hiep Hoa commune, Bac Ninh province). Land plot prices were common in the first and second quarters of 2026 at about 10 million VND/m2, 65% lower than the peak of 29 million VND/m2 recorded in the fourth quarter of 2025.
In Hanoi, some areas also recorded significant adjustments. In Minh Giang Dam Va Urban Area, Tien Phong commune area, former Me Linh district (now Me Linh commune, Hanoi city), the common land plot price in Q2/2026 was about 30 million VND/m2, down 50% compared to the same period last year and 50% lower than the peak of 60 million VND/m2 recorded in Q4/2025.
At Cienco 5 Me Linh Urban Area (Me Linh commune, Hanoi), the popular land plot price in June 2026 was about 41.5 million VND/m2, 31.1% lower than the peak of 60.2 million VND/m2 recorded in August 2025.
In Uy No commune, former Dong Anh district (now Dong Anh commune, Hanoi City), the common land plot price in June 2026 was about 133 million VND/m2, an increase of 25.5% compared to the same period last year but decreased by 23.1% compared to the peak of 173 million VND/m2 recorded in February 2026.
In Phu Cat commune, former Quoc Oai district area (now Phu Cat commune, Hanoi City), the common land plot price in the second quarter of 2026 was about 33 million VND/m2, down 15.4% compared to the same period last year and also 15.4% lower than the peak of 39 million VND/m2 recorded in the second quarter of 2025.
Explaining the above developments, Mr. Thanh Tung - real estate broker in Hanoi - said that the sharp decrease mainly appeared in areas that had experienced a period of hot growth, when the price level was pushed up in a short time.
At times when the market increases sharply, many investors buy in with the expectation that prices will continue to rise, including many cases using financial leverage. When the market stagnates and liquidity decreases, those who need to recover capital or are under financial pressure are forced to lower selling prices. Therefore, some land plots are offered for sale much lower than the peak period," Mr. Tung said.
According to the Vietnam Association of Realtors (VARS), in the first half of 2026, the phenomenon of price adjustments in the secondary market is still mainly localized, concentrated in the group of investors using high financial leverage and buying in when prices are high.
VARS believes that the market is unlikely to fall into a simultaneous decline. Projects with complete legal status, good progress, synchronous infrastructure, reasonable prices and actual exploitation capacity can still maintain trading. Conversely, products that are priced "virtual", deployed slowly or heavily dependent on price increase expectations will be under greater pressure.
