Accordingly, the People's Committee of Da Nang City has just issued Decision 45/2025/QD-UBND to adjust and supplement land prices in the area.
The decision takes effect from July 7, 2025 with the average land price increasing compared to the old land price list (in Decision 59/2024).

The most expensive route in Da Nang is Bach Dang Street, from Le Duan to Nguyen Van Linh with a new price of more than 340 million VND/m2, an increase from more than 286 million VND/m2 from January 2025.
Before 2025, according to the land price list, this road section was determined to be only about 148 million VND/m2.
Notably, some other "diament" routes in Da Nang also have great fluctuations such as Tran Hung Dao Street (east bank of Han River) with a price range of 80 - 182 million VND/m2, 49 - 110 million VND/m2. In which, the section from Song Han Bridge to Dragon Bridge is considered the highest price frame.
Vo Nguyen Giap Street has a price range of 120 - 179 million VND/m2. Increased compared to 83 - 187 million VND/m2 applied from the beginning of 2025 to present.
The highest price range of this route is from Vo Van Kiet to Pham Van Dong.
According to the new land price list, Ngu Hanh Son district is the locality with the highest adjustment rate, roads in urban areas increased by 172%, unnamed roads in residential areas increased by 157%.
Hoa Vang district also recorded a sharp increase of 170% for rural land and unnamed roads in residential areas increased by 160%.
The average growth rate in the remaining localities ranges from 125 - 156%, showing the level of simultaneous and significant adjustment compared to the old land price list.
According to Lao Dong, Da Nang City has adjusted land prices twice in 1 year (Decision 59/2024 to adjust land prices from the beginning of 2025 and Decision 45 to adjust land prices from July 7, 2025).
In the context of vibrant real estate transactions in Da Nang, this is a huge source of budget revenue for many localities, especially those with large land funds.
If compared to the land price list applied in 2024, this land price list from July 7, 2025 has a very large increase.
